I see this happen more than people realize. A buyer comes in with the strongest number and still loses. And it's not bad luck — it's strategy.

Here's what winning offers have in common:

✅ The buyer is pre-approved with a local lender that the seller's agent already knows and trusts. In a competitive situation, that matters more than most people realize.

✅ The offer is clean. No unnecessary contingencies, no asks that make the seller nervous. Every extra line in a contract is a potential reason to say no.

✅ The closing timeline works for the seller — not just the buyer. Sometimes they need to close fast. Sometimes they need 60 days. The winning buyer asks first and then delivers.

✅ They don't lowball and counter up. They come in with their best number and make it easy to say yes.

The highest offer wins when everything else is equal. But everything else is rarely equal.

Seller feedback is one of the most underused tools in real estate. And when it's used well, it tells you exactly what needs to change before the right buyer walks through the door.

Here's how to actually read it:

"It's lovely but not quite right for us" means the price, the layout, or the finish level isn't matching buyer expectations at this price point. Something needs to adjust.

"We're still deciding" almost never turns into an offer. If a buyer loved it, you'd know.

"The kitchen feels dated" is telling you exactly where the gap is between your price and their expectations.

"We loved it but went with something else" means you were in the running but lost on price, condition, or terms. You were close — and close still means no offer.

And then there's the feedback that never comes at all.

No feedback is feedback. It means the showing didn't move them enough to even respond. That's the market telling you something loud and clear.

If your home is getting showings but no offers, that's not bad luck. That's data. And data is something we can work with.
