The questions most buyers think to ask: how old is the roof, what's included, why are they selling.

The questions I'm asking the listing agent: very different.

Most of what determines whether a buyer wins a house — and at what price — happens before the offer is ever written.

A lot of it comes down to a friendly conversation that I'll have with the listing agent.

Same house, same price, and two buyers can still walk away with completely different mortgages.

The rate gets all the attention, but it's rarely the thing that sets them apart.

There are all different types of mortgage loans, and they aren't all created equal.

One buyer picks whatever gets approved quickest. The other starts with their actual situation: their credit, their savings, what feels comfortable month-to-month, and how steady their income is.

Then they look past the rate at the factors that add up over time. Mortgage insurance. Total cost. How flexible the loan is if life changes.

There's no universal "best" loan.

There's the one that fits where you are and where you're headed. Figure that out first and the choosing part gets a lot easier.
