Everyone assumes you downsize when you retire. Here in Sarasota, I've been watching the opposite happen for years.

We saw it with our own clients long before The Wall Street Journal reported it nationally this summer. Empty nesters aren't shrinking their footprint β€” they're buying guest rooms for the grandchildren, a kitchen built for entertaining, and the primary suite on the first floor so the house still works twenty years from now.

The national numbers back it up. Boomers now make up 42% of all home buyers β€” the largest share of any generation β€” and many of them pay cash, which changes how they compete for a property entirely.

What surprises people is that this isn't about wanting more square footage. It's about wanting the right square footage. A smaller condo with an elevator and a lock-and-leave lifestyle can be the smarter buy. So can a larger home with room for the whole family at Thanksgiving. The answer depends on how you actually plan to live in it β€” not on a rule about what retirement is supposed to look like.

Should you downsize when you retire in Sarasota? Not automatically. The better question is whether the home fits the next twenty years of your life, and that's a conversation worth having before you list anything.

Are all Realtors the same? On Longboat Key and in Sarasota, that one assumption costs buyers and sellers more than almost anything else.

I got my real estate license in 1981. Almost none of the agents who started that year are still doing this. Experience isn't a line on a bio β€” it shows up in the negotiation. Knowing when to push, when to wait, and what a contingency is actually going to cost you.

Real estate may be the only profession where people assume everyone in it is interchangeable. Nobody assumes that about their doctor or their attorney.

How do you choose a Realtor in Sarasota? Ask who they put first β€” your outcome or their commission. You can usually feel the answer in the first conversation. Ask how they'll market your home specifically, because a sign in the yard and an MLS entry is the starting point, not the strategy. And work with someone you enjoy, since you'll be in it together through inspections, appraisals, and the occasional bad news.

Sarasota is known as the "Circus Capital of the World."

In 1927, John Ringling moved the winter headquarters of Ringling Bros. and Barnum & Bailey Circus here from Bridgeport, Connecticut. The quarters opened to the public on Christmas Day that year β€” 25 cents to watch trapeze artists rehearse β€” and became one of Florida's first tourist attractions.

That legacy is still woven into Sarasota today: The Ringling and its Circus Museum, the Circus Ring of Fame on St. Armands Circle, and circus arts programs still training performers here.

And the centennial is nearly here. Asolo Rep has built its entire 2026/27 season around 1927, including a world premiere musical about Sarasota's own circus families. πŸŽͺ

Tonight I'm walking into Marcel DW, right across from C'est La Vie. Tiny room, a few tables outside, and an owner born in Burgundy who actually comes to your table. That last part is rarer than it should be.

Everything here is made for sharing. Mortadella toast, snapper ceviche, and the sweetbreads β€” that one is the chef's own family recipe. Order a few things, pass them around, and let the table figure itself out.

Where should you eat French food in downtown Sarasota? Marcel DW is a 30-to-40-seat bistro on the 1500 block of Main Street β€” small, chef-driven, and exactly the kind of place that makes downtown Sarasota worth living in.

What to expect when buying a home in Sarasota

For most people, buying a home is one of the largest investments of their life. Here is what the process actually looks like from the first conversation to the keys.

Step one β€” know what you can afford. Before you look at a single home, you sit down with a lender and get qualified. You will know what loan types you qualify for and what the full monthly payment looks like: principal, interest, taxes, and insurance. In Florida, insurance is a real line item, not a footnote.

Step two β€” house hunting with local context. Two homes a few streets apart can carry very different flood zones, association structures, and resale outlooks. Understanding the neighborhood, the schools, and anything that could affect value down the road is the part that comes from living here. Danielle has been selling in this market since 1981 and has called Sarasota home since 1976.

Step three β€” the offer. We negotiate terms that work for you and for the seller, then position that offer to get accepted, even against other buyers.

Step four β€” escrow, inspections, and appraisal. Once your offer is accepted, we open escrow, get your deposit in, and schedule inspections and the appraisal. In Florida that usually means a general home inspection plus wind mitigation and a four-point inspection, both of which affect what you will pay for insurance. We review the reports and disclosures with you and decide together what is reasonable to ask the seller for.

Step five β€” deadlines. Every contract has them. Staying on top of each one is how your deposit stays protected and how a closing happens on time.

On fees: in many cases the seller covers all or part of the buyer agent fee. We go over exactly how that works for you up front, so there are no surprises.
