Six things I’ve learned living on Longboat Key:

1. Sunsets aren’t the only beautiful thing to see on Longboat Key, the moon is, too. Go to Mar Vista Dockside Restaurant and you’ll see what I mean.

2. Storms come quick and sometimes you have to go super fast to get back home. 🙃

3. You don’t have to travel to Italy to meet an Italian and have great Italian food…just go to La Norma Ristorante & Pizzaria on Longboat Key and meet the owners and experience their delicious food!

4. The best smoked old-fashioned (amongst their food, too) is at Euphemia Haye, The Haye Loft on Longboat Key…made by the best bartender, Sam, who has the best stories about Longboat Key.

5. Your vibe really does attract your tribe…
so monitor your vibe, otherwise you won’t have a cool tribe. 😉

6. You can travel to beautiful places (this was to Italy), but driving over the bridge onto Longboat Key will steal your heart.

Is Florida really eliminating property taxes?

Not exactly.

Florida voters will decide on a major property-tax amendment in November 2026 — and if it passes, the changes begin in 2027.

For qualifying Florida homesteaded properties,
the proposal would dramatically increase the exemption from certain non-school property taxes — up to $150,000 in 2027 and $250,000 in 2028.

But here’s what you need to know:

🏠 It applies to your PRIMARY residence — not your vacation or investment property.

🏫 You would STILL pay school property taxes.

📅 And when you establish Florida residency could make a difference in how quickly you qualify for the expanded benefit.

What’s unique about living in Longboat Key, Florida versus, let’s say, Naples, Florida?

These waterways and being situated between
the Gulf and the Bay.

Longboat Key’s advantage is that the Bay-and-Gulf experience is compressed into one narrow barrier island, so multiple kinds of water recreation become part of everyday life.

For someone whose ideal Florida lifestyle is
“I want to actually use the water all the time,”
rather than simply look at it, I think Longboat Key has a compelling advantage over Naples, Florida.

Best legs on Longboat Key, Florida, near Harry’s Continental Kitchen (which by the way, has the best brunch). Note: try their banana bread.😍

I know, it’s crazy noticing these legs, among all the other things we saw looking at homes on Longboat Key yesterday. But sometimes it’s the simple things that stand out the most…
