Inventory remains tight and buyers are still competing for the right homes.

Hampshire County saw prices rise 6.3% year over year while inventory dropped nearly 20%. Hartford County continues to show strong demand with homes selling at 106.6% of asking price on average and median prices up over 9%.

The Hampden County market is still showing strength.

Single-family homes are selling for a median price of $360,000, sellers are averaging 102% of asking price, and inventory remains tight at just 1.6 months of supply.

The biggest shift this month was in the condo market. Last month, the median condo sale price was $216,000 and was down nearly 10% compared to the year before. This month, it jumped to $263,000, putting condo values up almost 17% year over year.

This is exactly why looking at one month’s data doesn’t tell the whole story. Markets move, trends shift, and understanding the bigger picture is what helps buyers, sellers, and investors make better decisions.
