One of the biggest stress point for homeowners. Buying and selling on the same day? Yes, it can be done, but it takes planning.

One of the questions I hear most often is:
“How do I buy my next home if I need the money from selling my current one?”

Here’s how it usually works:

🏡 We time the sale of your current home carefully
📑 We negotiate dates that line up
💰 Your proceeds from the sale are often used for the purchase
🔑 Closings are scheduled back-to-back — sometimes even the same day

It sounds complicated, but with the right strategy, it can be seamless.

The key? Planning ahead, knowing your options, and having an agent who can coordinate all the moving parts.

Thinking about making a move but not sure where to start? Let’s talk.

What an honor to be ranked among the top 1.5% of real estate agent agents nationwide.

RealTrends award (now called RealTrends Verified) is one of the most respected performance rankings in real estate. It’s not a popularity contest or office award — it’s based on actual, verified production (closed sales volume and/or transaction sides) from the previous year. They independently verify the numbers, and only the top-performing agents and teams make the list. RealTrends recognizes roughly the top 1.5% of real estate professionals nationwide.

Here’s to continuing to help people love where they live. 🏡

The short answer? Usually, yes.

It’s very common for buyers to want to revisit the home before closing—whether it’s to measure for furniture, plan renovations, or just get a better feel for the space.

Many buyers worry they’re inconveniencing the seller, but in most cases, one or two reasonable visits during a longer closing period are completely understandable.

The key?
✔️ Always coordinate through your agent
✔️ Be respectful of the seller’s time
✔️ Keep the purpose clear and simple

Buying a home doesn’t stop at the accepted offer—there are always questions along the way, and that’s exactly what your agent is there for.

Love where you live.

If you’re looking for a rose that’s beautiful, tough, and incredibly fragrant, let me introduce you to Rosa rugosa.

This old-fashioned shrub rose is one of the easiest roses you can grow. It tolerates poor soil, salt, wind, drought, and cold winters with very little fuss. But its biggest claim to fame? The fragrance.

The scent is rich, sweet, and unmistakably “rose”—the kind of fragrance that stops you in your tracks and reminds you why roses became so beloved in the first place.

Bonus: After the blooms fade, Rosa rugosa produces bright red rose hips that add interest well into fall.

Low maintenance. Long-lasting blooms. Incredible fragrance. What’s not to love?

Love where you live.

🏡 Big Change for Massachusetts Home Buyers and Sellers!
As of October 2025, Massachusetts law no longer allows sellers to accept offers that waive a home inspection. Buyers now have a protected right to conduct a home inspection, and sellers and agents cannot require or encourage buyers to give up that right in order to make an offer more competitive.

For buyers, this means more protection and fewer surprises after closing. For sellers, it means preparing your home well from the start is more important than ever.

A home inspection doesn’t mean a deal will fall apart—it simply helps buyers make informed decisions about one of the biggest investments of their lives.

Have questions about how this new law affects your next move? I’m happy to help.

❤️ Love where you live.

If you’re looking for a compact shrub that delivers big spring color and fragrance, the Korean Lilac is a wonderful choice!

This hardy, easy-care shrub produces clusters of lavender-pink blooms in late spring, filling the garden with that classic lilac scent we all love. Unlike traditional lilacs, Korean Lilacs stay relatively small, making them perfect for foundation plantings, smaller yards, and mixed garden beds.

✔️ Full sun for best blooms
✔️ Drought tolerant once established
✔️ Attracts pollinators
✔️ Low maintenance and reliable year after year

One of my favorite features is its manageable size—you get all the beauty and fragrance of a lilac without needing a huge space.

A little elbow grease today could mean more money in your pocket tomorrow.
CLEAN SELLS and buyers love a clean home and yard. It shows that the property has been well maintained and is move-in ready. If you’re thinking about selling, a little elbow grease will give you a bigger payday. Helping you love where you live🌟

This week in the garden series: Dianthus — sometimes called “Pinks.” 🌸

These charming little bloomers are one of my favorite old-fashioned garden plants. They’re easy to grow, love the sun, and many varieties have the sweetest spicy-clove fragrance. Plus, pollinators love them.

Dianthus are perfect tucked along borders, in rock gardens, containers, or spilling over stone walls. Deadheading spent blooms will often keep them flowering longer into the season.

Bonus? Their silvery blue-green foliage looks beautiful even when they’re not in bloom.

A classic cottage garden favorite that still deserves a place in today’s gardens. 🌿

There’s something magical about clematis climbing through an arbor in late spring 💜

One of my favorite things about gardening is how it transforms a space over time — softening hardscapes, adding color, and creating those little moments that make a home feel special.

This clematis is absolutely putting on a show right now.
