Steep increases in home prices and mortgage rates have set buyers on divergent financial trajectories—even when they bought only a year or two apart.

There are sellers "golden handcuffed" to their 2.75% mortgage as well as hostage to high prices and limited choices.

Many are ready to move but don’t want to lose the low-rate mortgages they locked in a few years ago, crimping the supply of homes and keeping prices high.
