JUST SOLD | 1848 Sundance Dr, Longmont, CO 80504

George and Jan were not nervous about the house.

They had bought several homes in their life. They are retired, they were relocating from Georgia, and they were moving to be closer to their son. They knew how this works.

What they did not know was who to trust with it.

Because here is the thing nobody tells you about buying from another state. You are not really choosing a house from 2 time zones away. You are choosing a person. That person becomes your eyes, your hands, and your judgment on the biggest purchase you will make all year.

So they did the one thing most buyers skip.

They interviewed agents.

Several of them. Over Zoom. From their living room in Georgia.

They asked the questions that actually matter. Who knows this market instead of just the listings? Who will go walk the homes we cannot walk? Who will tell us the truth about a house we have never stood inside? And who do we hand this whole thing to?

They picked me. Then I went to work.

We got laser focused, and not just on the house. On the neighborhood that fit the life they were moving here to live. I walked the homes and shot video so they could see the house, the yard, and the street without booking a flight every time something new came on the market. When we found 1848 Sundance, we let the numbers set the offer instead of letting the excitement set it.

List price: $1,275,000
They paid: $1,250,000

That is $25,000 under asking.

Then we went through the inspection carefully and I negotiated several repairs to be completed before closing, because the last thing anyone moving across the country needs is a punch list waiting for them on day 1.

They flew to Colorado 1 time. For the inspection.

But my favorite part of this deal is not the $25,000.

It is the lockbox.

They are moving out of Georgia on their own timeline. Not mine, and not the closing calendar's. So I put a lockbox on their new front door. Whenever they are ready, whatever day that turns out to be, they let themselves in. No coordinating. No extra flight. No waiting on me.

Nobody puts that in a listing presentation. It is just the job.

Closing day is not the finish line. It is the handoff.

🫩People who say it’s too expensive to buy a home have rarely done the math on what it may cost them not to. 

🛑To be clear: buying isn’t automatically right for everyone. 

In this Longmont example, renting a comparable house costs about $3,043/month. The estimated FHA housing payment on a $550,000 home with 3.5% down is about $4,238/month. 

Yes, the homeowner initially pays about $1,195 more per month. 

But ownership creates possibilities rent does not. 

👏If mortgage rates fall, the owner may be able to refinance and lower their principal-and-interest payment. Renters don’t have that option; their payment remains subject to the rental market and will rise over time. 

Now consider the wealth-building side. 

Assuming 3% annual appreciation and normal loan amortization, the homeowner could have approximately: 

🏡 $131,200 in equity after 5 years 
🏡 $279,600 in equity after 10 years 

Meanwhile, with 3% annual rent growth, the renter could pay approximately: 

💸 $193,900 over 5 years 
💸 $418,600 over 10 years 

…and still own 0% of the property. 

Colorado programs may reduce the upfront barrier. CHFA currently advertises assistance of up to 3% as a grant or up to 4% as a deferred second mortgage, 

But multi-generational wealth often begins when one person buys the family’s first asset and gives it time to grow. 

The question isn’t only: 

“What will it cost me to buy?” 

It’s also: 

“What could it cost my family if I wait another 10 years?”

For years, Larry, Kiki, and Connor talked about investing in real estate.

But like a lot of first-time investors, there was always tha voice asking…

What if the house needs more work than expected?

What if the market changes?

What if we make the wrong move?

Eventually, you reach a point where you either keep thinking about investing—or you make a move.

They decided it was time.

We found 1314 Gay St in Longmont, Colorado—a 3- bedroom, 2-bath home that needed updating but offered something more important:

**Opportunity.**

The original asking price was $429,000.

Instead of guessing at an offer, we evaluated the rehab, estimated the after-repair value (ARV), and worked backward to determine a purchase price that made sense as an investment.

**Purchase Price: $401,000**

That's **$28,000 below the original asking price.**

Our estimated ARV after renovations is approximately **$460,000–$475,000.***

Now they're putting in some sweat equity, renovating the property, and preparing to turn it into their first long-term rental in Longmont.

But my favorite part isn't the $28,000 negotiation.

**It's that they finally STARTED.**

You can't perfectly time the real estate market.

**It's not about timing the market. It's about time IN the market.**

Real estate can provide multiple opportunities to build wealth over time through appreciation,
rental income, creating equity through improvements, and potentially leveraging that equity toward future investments.

Your first investment doesn't have to be perfect.

**It needs to make sense.**
