Check out the SOLD stats for single family homes along the front range in January 2024.

Boulder County saw a 41.6% increase in new listings in Jan 24 than the year prior (262 vs 185). Sold listings also increased by 32.5% (150 vs 113).

An interesting note: The median sales price in Boulder County increased 1.4% from $754,000 in January 2023.... however the average sales price decreased by 11.7% ($1,047,982 in Jan '24 and $1,186,232 in Jan '23).

Longmont also saw a decrease in both median sales price (-6.1%) and average sales price (-11.5%) while Lafayette saw an increase in both --> 31.9% in median price and 20.9% in average price.

Check out the SOLD stats for single family homes along the front range in December 2023.

The market shifted quickly after an 8% interest rate peak in October, so it was a bit surprising to see that the number of sold listings in Boulder County in December increased from the year before because it sure didn't feel that way!

Months supply of inventory is right around 2 months. While technically that's considered a seller's market, it seems more like a buyer's market due to longer days on market and increased buyer negotiations. Properties are taking a bit longer to find new owners, about 20.6% longer, to be precise.
