This ignited one of the first sparks that drew me into the appreciation of home ownership, and eventually my passion for real estate in general. With hundreds of satisfied customers throughout 20 years of business experience, I have focused the last eight years in the arena of home sales. The real estate market has come back to somewhat normalcy this year. You may have seen headlines about home prices falling, however no experts believe this will happen. Rather, they agree that price appreciation will ‘decelerate’, not ‘depreciate’. A deceleration is simply a decrease in the rate of appreciation, but appreciation won’t halt.

One of the major reasons for this, especially in a market like Colorado, is the sustained high demand from buyers along with continued low levels of inventory. In a balanced market, months-supply of inventory would be around 4-5 months. We’re currently sitting just under 1 month, so we’re far from seeing home prices go down.

These Frederick, CO sellers were a joy to work with!

After interviewing multiple realtors, we got right to business 😀. First we staged their property to make it more broadly appealing (always. please don’t skip this step no matter what the market is doing). And voila!! They returned to a lovely instant-house transformation. Cost to the seller $0.00.

Even with buyer activity softening in the marketplace her friend asked how they closed so fast and she said because we had our realtor, Jenny Kipp.

Being competitive is a must when buying a home this season. ✅ Pre-approval from a lender is the only way to know your true price range and how much you can borrow.

Armed with this knowledge, you can have 100% confidence in your offers, knowing exactly what you can afford. This gives the seller confidence as well, knowing you’re a qualified buyer.

In this market, some sellers won’t even look at an offer if the buyer isn’t pre-approved, it’s crucial!

We’re doin’ a thing!!

Well, almost. We still need to officially close.

For two years I waited for an opportunity to purchase a tiny stilt home on the Florida Gulf Coast to operate it as a short term rental which never came into fruition. In fact, the pylons are going in the ground as I type.

As the rental search readjusted to basically the opposite side of the country, this little gem, came across my screen. After a deep dive research on the builder, designer and crunching numbers, I was smitten. And the world needs to know the designer behind this home who consulted this particular builder. She’s leaving a unique imprint of true craftsmanship and artistry on the island. I hope to meet her one day and will share her here soon so you can see her work, give her a follow.

Now we’re back to final loan docs and hope for no surprises.

We’ll likely be eating ramen noodles for all our remaining days 😂
