Buying a home is a big deal, so it's important to have the right team on your side. Your lender is one of those key players. 🔑

Before you sign on the dotted line, here are a few questions you should ask your lender before you buy a home:

👉What type of loan do you recommend for me?
This will help you understand the different types of loans available and choose the one that's right for your financial situation and needs.

👉Do I qualify for any down payment assistance programs?
If you're struggling to come up with a down payment, there may be programs available to help you. Your lender can tell you more about your options.

👉What is the annual percentage rate (APR)?
The APR tells you the true cost of your mortgage, including interest and fees. It's important to compare the APR from different lenders before you choose a loan.

👉What will my monthly payment be?
This is a big one! You need to ask exactly, down to the penny, what your monthly payment will be so you can budget accordingly. Be sure to ask about the total monthly payment, including principal, interest, taxes, and insurance (PITI).

👉What will my closing costs be?
Closing costs are the fees you'll pay to finalize your mortgage. These costs can vary depending on the loan amount and location.

Showings can be a blur, especially when you're looking at multiple homes in one day. Here are some buyer tips to keep them all straight:

✅ Revisit your wants vs. needs list and budget.
✅ Take pictures and videos to jog your memory later. This way, you can compare different homes and remember the details of each one.
✅ Think carefully about the lot, lot size, and location — especially since you can't change them.
✅ Look for structural integrity issues like water damage, cracks in walls or ceilings, and sloping floors.
✅ Pay attention to noise levels from nearby roads, airports, and railways. You don't want to buy a house that's too noisy for your lifestyle and liking.
✅ Look past decor and staging. These things will soon be gone, so focus on the features of the home itself.

Black Friday isn't just for scoring deals on vacuums and blenders. Deals can be found in real estate, too - but you have to know where (and how) to find them. 🔍

Here are 🖐️ 5 tips to help you navigate the November market and snag the home of your dreams.

1️⃣ Research, research, research: Scout out neighborhoods, check property listings, and familiarize yourself with market trends. Take note of properties that have been on the market for longer than 4-6 weeks, have had one or more price reductions, or have expired — all potential clues the sellers are motivated.

2️⃣ Get pre-approved: Don't let a deal slip through your fingers due to financing issues. Get pre-approved for a mortgage to show sellers you mean business.

3️⃣ Be flexible: Keep an open mind when it comes to location and property type. Sometimes the best bargains are found in unexpected places. Stay optimistic and be ready to move once something pops up that fits your needs.

4️⃣ Set your budget: It's tempting to stretch your budget when there’s low inventory and lots of buyers. Don’t do it. Set a price you feel comfortable with and stick to it - no matter what.

November is a great time to sell a home. Here’s why 👇

When inventory is low, your home may have an easier time catching the eye of prospective buyers. This means you're more likely to sell your home quickly and for a good price.

🏡 Motivated buyers.
If buyers are looking in November, chances are they’re eager to buy. They may need to move quickly due to a job relocation or other life event.

🏡 Year-end tax breaks.
Many of your selling costs can be deducted from your capital gains tax so long as you’ve lived in your home for two of the past five years and it’s your primary residence, not an investment property.

You can subtract things like staging costs, legal fees, escrow fees, advertising costs, and real estate agent commissions.
