55 days → 99 days. The market has changed.
I ran the numbers this morning because sometimes seeing the actual data tells the story better than anything I can say.
In 2022, the average sold home in our market spent 55 days on the market.
2023: 65 days
2024: 80 days
2025: 95 days
2026 YTD: 99 days
That's an 80% increase in just four years.
And this is why, when your REALTOR® talks to you about pricing, competition, condition, closing cost assistance or being flexible with an offer, we're not trying to give your house away... we're trying to get it SOLD.
The market we were selling homes in during 2021 and 2022 is not the market we're selling them in today. Buyers have more homes to choose from. They have more time to compare properties. They're looking closely at price, condition, updates and what one seller is willing to offer compared to another.
And honestly, REALTORS® are having to work harder and longer to get homes sold than we did four years ago. More marketing. More follow-up. More communication. More price and competition analysis. More conversations with other agents. More time keeping a listing positioned against new competition as it enters the market.
That doesn't mean sellers can't have a successful sale. They absolutely can. But today's successful sale requires a strategy based on today's market, not the market we remember from a few years ago. Sometimes that means adjusting the price. Sometimes it means offering buyer closing costs. Sometimes it's making a repair or improvement. And sometimes it's simply being willing to negotiate when a good buyer brings an offer.
Your REALTOR® should be able to show you the data behind the advice they're giving you. And when they do, trust that they're working toward the same goal you are: getting your home sold for the best price and terms the current market will support. 🏡
