Not a crazy change from last week but there is something that I would like to point out...

Inventory in Angelina County is still going up and buyers are continuing to make moves.

🏡 24 new listings — compared to 21 the week before
📝 23 pending sales — compared to just 12 the week prior
🔑 14 closings — compared to 16

That jump in pending sales tells you that buyers are still out there looking and making decisions. BUT buyers have options, which means sellers have more competition.

As a seller, this means pricing, presentation, and condition really matter. You have to give the buyer a reason to choose your home when they have options.

And for buyers, this means more choices and more opportunities to negotiate.

The market is moving, you just have to know how to move with it.
