Greetings,
Informing you that Floridians will be voting on November 3rd [Called Amendment 3] on whether or not to approve a change to the amount of the value assessed by the County Property Appraiser that will be exempt from non-school property taxation.
- Note: if approved, the change in how our Property Taxes are calculated will exclude School Taxes.
For those Renting or considering moving the Florida and purchasing a Property where you will live in (called a Homestead), you'll need to do so before January 1, 2027 otherwise, you'll need to wait five (5) years to benefit from the increase in property Tax exemption (if approved) before you can receive the benefit.
Anyone establishing Florida residency after January 1, 2027 will receive the current $50,000 exemption for their first five years — the full exemption is reserved for established residents, by design, so the tax cut doesn't fuel a new migration wave.

Florida passed HJR 1F on June 2, 2026 (House 75-26, Senate 30-9). The $250,000 homestead exemption now heads to the November 3 ballot — needs 60% to ratify.
