School’s out… or almost ☀️

Around our house, one kid just wrapped up junior college and is headed to Chico State, another is graduating high school this weekend from Del Oro, and my youngest is finishing freshman year at Placer High.

And somehow, summer suddenly feels very real.

Over Memorial Day weekend, we had our first lake day at Folsom Lake, took the kayaks out, and the water was surprisingly warm already.

The hills are still green (for now), the evenings are stretching out, patios and BBQ season are starting up, and you can feel Placer County shifting into summer mode.

Interestingly, this time of year changes the way home buyers think too. Outdoor space, pools, patios, shade, and proximity to places like Folsom Lake suddenly matter a lot more.

I wrote a quick blog post about this “start of summer” feeling around Placer County—and how it subtly changes real estate too.

Read it here: https://www.ownplacer.com/blog/schools-out-or-almost-summer-in-placer-county-is-starting.html

👀🏡 What are buyers actually reacting to right now?

After showing homes, walking properties, and hosting a few open houses lately around Placer County, I’ve been noticing some pretty clear patterns.

A few things buyers seem to care about more than ever right now:

✅ Homes that feel move-in ready
💰 Monthly payment & overall value
🌳 Usable outdoor space (not necessarily giant yards)
🔍 Big-ticket items like roofs, HVAC, insurance, solar, and utility costs

One thing that stands out?

This market feels selective.

Well-prepared, well-priced homes are still getting strong attention…

…but buyers are paying closer attention and asking more thoughtful questions than they were a few years ago.

Not every home is getting multiple offers—and pricing and presentation matter.

I wrote a new blog post breaking down what I’m seeing buyers react to right now around Placer County.

📊 April’s numbers are giving us a clearer picture of how the spring market is unfolding here in Placer County…

Inventory is rising. Buyers are active. Homes are moving faster again. But the market is also becoming a little more balanced than what we saw earlier this year.

A few key takeaways:
🏡 More homes are hitting the market
💰 Prices are still appreciating—but at a steadier pace
⏱️ Well-priced homes are moving quickly
📦 We’re still firmly in seller’s market territory

The biggest shift right now?

Strategy matters more again.

The homes that are priced and prepared well are standing out. The ones that miss the mark are starting to sit longer as buyers gain a few more options.

I broke down all the latest stats, trends, and what they mean for buyers and sellers in my newest blog post.

There’s no shortage of advice out there when it comes to buying or selling a home…

But some of the things that actually make the biggest difference are the ones people don’t always think about.

From when you list your home…
To what buyers should (and shouldn’t) say during a showing…
To the hidden monthly costs that can change everything…

These are the details that can impact price, negotiations, and how smoothly a deal comes together.

If you’re thinking about making a move in Placer County, this is worth a quick read.

Updated kitchens and fresh paint get all the attention… but that’s only part of the story.

The age of a home’s major systems—roof, HVAC, water heater, and more—can have a big impact on:
• Your long-term costs
• Negotiations
• How smoothly a deal comes together

Most systems have a limited lifespan (HVAC ~10–15 years, water heaters ~8–12 years, etc.), so understanding what you’re buying—or selling—matters more than ever.

If you’re thinking about making a move, this is something you’ll want to be aware of.

The storm last weekend definitely left its mark… 🌧️🌿

Now that the sun is back out, a lot of homeowners around Placer County are doing the same thing—cleaning up, resetting, and getting things dialed back in.

At the same time, I’m starting to see the early signs of the spring market picking up—inventory is beginning to build, and more open houses are popping up across the area (including mine this weekend).

If you’re a homeowner, this is the perfect time to get ahead of maintenance—and if you’re thinking about selling, this kind of prep can make a big difference.

If you’re a buyer, this is one of the best windows of the year to start looking as more options hit the market.

I broke it all down here 👇

After a recent storm in Placer County, homeowners are resetting their homes just as the spring housing market begins to pick up. Here’s what to focus on—and what it means for buyers and sellers.

Some homes are flying off the market… others are sitting.

So what’s really happening in Placer County right now?

March’s numbers tell a clear story:
📈 Inventory is rising
📊 Buyer activity is picking up
🏡 But not every home is experiencing the same market

We’re seeing a more segmented spring market—where pricing, preparation, and positioning are making all the difference.

If you’re thinking about buying or selling, understanding where you fit into this market matters more than ever.

Some homes are getting 5+ offers right now…

And others are sitting for months.

It’s not random—and it’s not the market “slowing down.”

It comes down to how a home is positioned when it hits the market.

I pulled the numbers across Placer County this week, and the difference between the homes that sell fast and the ones that don’t is actually pretty small—but it matters more than ever right now.

If you’re thinking about buying or selling, this is worth understanding 👇

Some homes in Placer County are getting multiple offers—while others sit for months. Here’s what separates the two and how to position your home to sell.

5 offers.
6 offers.
1 missed by a day.

That’s what I ran into this past week helping buyers here in Placer County—and it says a lot about what’s happening in the market right now.

Not every home is getting multiple offers…
but the ones that are priced right, show well, and check the right boxes are moving fast.

We’re in that early spring window where buyer activity tends to pick up before inventory does. And that gap is where competition shows up.

👉 Some homes are getting 4–6 offers
👉 Others are sitting if they miss the mark

If you’re buying, preparation and timing matter more than ever.
If you’re selling, pricing and presentation can make or break your result.

I broke down what I’m seeing locally + the latest data in this week’s blog:

Mortgage rates just jumped… but the Fed didn’t raise rates.

So what’s going on?

There’s a bigger chain reaction happening behind the scenes that’s worth understanding—especially if you’re thinking about buying or selling this year.

It starts with rising oil prices, which can increase inflation pressure. That, in turn, impacts the bond market—and ultimately pushes mortgage rates higher.

We’ve already seen rates increase by about 0.4% since the recent global conflict began.

Even small moves like that can affect affordability, buyer behavior, and overall market momentum.

The good news?

This doesn’t necessarily mean prices are dropping—it typically means the market slows down a bit and becomes more balanced.

If you’re trying to make sense of what’s happening and how it impacts your plans, I put together a full breakdown here:
