⏰Get there 15 to 30 minutes early to prep the property!

A quick pre-inspection walkthrough checklist:
* Utilities & Water: Confirm all utilities are up and running, run all faucets, and check water temperature & pressure.
* Open & Unstick: Flip every switch, flush toilets, and open windows—especially if fresh paint went up!
* Septic Access: Ensure septic lids (if you have them) are clear and easily exposed for the inspector.
* Perimeter & Spaces: Peek into attic access and crawlspaces, and scan for anything that was working when you listed but suddenly isn't today.

You aren't acting as a contractor or a licensed inspector, but you are the person protecting your client's biggest asset. Catching the small stuff beforehand keeps the process smooth for your sellers. 📈✨
