Summer is one of the busiest times to buy a home in Waco, and the best homes usually don’t last long.

If you’re thinking about making a move this summer, here are 3 things I always want buyers to know:

First, be ready before you start seriously looking. The strongest homes can go under contract the same weekend they hit the market, so having financing lined up and knowing what you want makes a huge difference.

Second, sellers are often motivated by timing just as much as price. School schedules, job relocations, and moving deadlines all matter. When we understand what’s important to the seller, we can often structure a stronger offer without simply throwing more money at it.

And third, don’t let competition pressure you into skipping important steps like inspections. Multiple offers don’t automatically mean a house is perfect.

A summer move is absolutely doable, you just need a solid strategy and the right guidance along the way.

It’s the one who’s willing to have the honest conversations, even when they’re uncomfortable.

It might mean telling you a listing is overpriced.
It might even mean telling you not to rush into a decision.

Okay, I changed my mind at least 4 times while walking through this Lorena home 😅

First, it was the oversized lot and all the possibilities that come with it. Then the theater room won me over. Then the backyard setup. Then the pool because… Texas summer.

But the covered patio with the quiet morning coffee setup might still take the top spot for me.

This home has such a good balance of functionality and lifestyle, space to host people, room to spread out, and little details that make everyday life feel better.

But some of the biggest opportunities to save money actually happen outside of the list price. Buyers can often save significantly by asking the seller to help buy down the interest rate, negotiating repair credits instead of having repairs completed before closing, including appliances or furniture with the home, or comparing multiple lenders before choosing financing.

These are the kinds of conversations that can make a major difference, both upfront and over the long term.
