Nope.

A higher cap rate can mean greater potential return.

It can also mean:

More risk.

A weaker location.

Less desirable tenants.

Shorter leases.

Deferred maintenance.

Vacancy concerns.

Declining income.

Or a market telling you:

“There's a reason this property is priced this way.”

Meanwhile, a lower-cap property may have exceptional tenants, long-term leases and far less uncertainty.

Cap rate is information.

It isn't a verdict.

The interesting question isn't:

The Federal Reserve meets next week.

And once again, everyone in real estate is trying to predict what happens next.

Cut?

Hold?

Hike?

Here's the problem:

Your commercial real estate career cannot depend on correctly predicting the Federal Reserve.

Rates matter. Of course they do.

But investors still need to make decisions in the market that actually exists.

That means understanding:

Purchase price.
NOI.
Debt service.
Lease terms.
Cash flow.
Risk.
Upside.

A good commercial agent doesn't need a crystal ball.

They need to be able to answer a much more useful question:

“Does this deal make sense under today's conditions?”

The Fed will make its decision.

Your job is to know how to analyze yours.

Just one deal is all it takes...
