The Fed raised rates today for the first time since 2023, and your feed is probably full of alarming headlines about it. Here’s what that actually means if you’re buying a home in northern New Mexico: not much.

Mortgage rates don’t follow the Fed. The Fed sets a short-term bank lending rate, which hits credit cards and home equity lines directly. Thirty-year mortgages are priced off the 10-year Treasury yield instead. Today’s move was expected for weeks, so lenders already had it baked into their quotes.

What didn’t change today:
• Rate quotes right here in New Mexico are running 6.37% to 6.49% — well under the 7% national average you’re seeing reported.
• Housing New Mexico’s FirstHome program is still at 6.125% for buyers who qualify.
• Seller-paid rate buydowns, adjustable-rate loans, and down payment assistance all still work exactly as they did yesterday.
• Inventory is up and homes are sitting longer, which means you have room to negotiate — on price and on closing costs.

What did change: waiting is getting more expensive. Fannie Mae now expects rates near 6.8% through the end of 2026 and into mid-2027. The “I’ll buy when rates drop” plan doesn’t have a date on the calendar anymore.

This week brought three very different closings, one incredibly hard, and one filled with hope, and one a full circle moment!

Sometimes, a client’s need to begin a new chapter comes from tragedy. In those moments, real estate is about so much more than contracts, showings, and closing dates. I’m deeply honored when clients trust me enough to call and say, “Can you just do this for us? We can’t handle anything else.”

The other closing was a more joyful one, helping a family move into a situation that will make everyday life easier and better for them. I’m truly thrilled for what’s ahead for them. And I got to work with my sister, Emily Klesert EXIT Realty Vista that one!
