One detail can completely change the conversation: the number of units.

A 1–4 unit property is generally financed as residential real estate, while 5+ units typically moves into commercial financing, where the property’s income, expenses, occupancy and debt coverage become much more important.

And one of the biggest misconceptions?

More leverage isn’t always better.

A smaller down payment may increase potential returns, but it can also increase risk. Depending on the investment, putting more equity into the property may mean lower debt service, a stronger cash-flow cushion and greater flexibility.

We’re proud to support Pia Jackson and Team Priory (Mission Possible) as they raise funds for St. Jude Children’s Research Hospital.

At just 14, Pia is now in her third year fundraising for St. Jude. Last year, she and her team of five friends raised an incredible $27,000 — finishing #1 in fundraising across the Bay Area.

This September, they’re doing it again with a goal of raising $10,000 to support children facing cancer and other life-threatening diseases.
