The economy is holding up overall, and the housing market is showing some real resilience. We saw stronger growth earlier this year, buyers are still out there, and confidence feels a bit more settled.

🏡 Housing picked up coming into the spring, and as we head into the busy season, rents are starting to move up again.

⚖️ At the same time, it’s not a straight line. Permits are slowing, rates are still elevated, and rising energy costs could start to weigh on things.

📉 You can see that balance in this week’s numbers: pending sales are down, homes are taking a bit longer, and inventory is still tight.

Someone woke up with a lot of energy last weekend and it was not me. 🐾😄

Last weekend, my four-legged hiking partner dragged me out to Artemas Ginzton Pathway in Los Altos Hills and I am so glad he did. One minute you are in Silicon Valley, and the next you are under a canopy of ancient oaks with nothing but the sound of leaves underfoot. 🍂🌳

What I love most is that you can be in the middle of fast-paced Silicon Valley and still feel completely at peace. Los Altos Hills has nearly 80 miles of pathways open to hikers, horseback riders, dog walkers, and mountain bikers. 🚶‍♀️🐴🚵‍♀️

Depending on these, I’ve seen homes sell well above or below their online estimates. That’s where pricing gets interesting. And where opportunities are often missed.
