Apparently I have very little middle ground when it comes to home improvements. Everything was either a strong yes or a strong no.

If you asked me again, I’d probably move a few things around. But these were my gut reactions in the moment.

Weekend mornings at the farmers market are one of my favorite parts of living on the Peninsula. Picking up fresh produce, grabbing a coffee and running into neighbors you actually know is a big part of what makes these towns feel like home. When buyers ask me what it’s really like to live here, this is the kind of morning I describe.

Every town has its own market, and between them there’s one almost every day of the week. I put together the days, hours and locations so you always know where to go. Just know that Los Altos’s Thursday evening market wraps up October 29, and on 49ers home game days the Mountain View market moves to the Hope Street lots.

Half my clients now show up already knowing what’s in their disclosures, before I’ve even opened the file. They ran it through ChatGPT first, and honestly, I think that’s smart.

What AI still can’t give you is what you only pick up walking the house yourself, how a floor feels underfoot, the noise from the street, the small choices that never make it into any report.

Use both. Let AI get you organized. Let someone who knows the market turn that into a decision.

A lot of people ask me about Zillow estimates and how accurate they really are, especially when they’re getting ready to sell.

My honest take? It’s a good starting point, but that’s all it is. Zillow pulls from tax records, comparable sales, and public data to land on a number, but it has no idea what your home actually feels like or how it’s situated.

That gap shows up even more in the Bay Area, where land value makes up such a huge share of a property’s worth. Two homes can both be 2,000 square feet, but one sits on a flat 12,000 square foot lot and the other on a sloped 7,000 square foot lot, and the values on those can be worlds apart.

That’s where an algorithm stops being enough. You have to look at local data, walk the property, and understand the lot and its orientation to get a real sense of what the market will actually pay.

Everyone keeps saying it’s a bad time to buy. But there’s another side to the story:

• Less competition today: High rates and economic uncertainty are keeping many buyers sidelined.
• More negotiating power: Homes are sitting longer, giving buyers more leverage on price and terms.
• More competition could be coming: Lower rates, IPOs, and liquidity events can put more buyers and more cash into the market quickly.
Buyer takeaway: If you can buy today, you’ll have leverage to negotiate. But these opportunities disappear when more money and buyers come back into the market. Sometimes the opportunity is buying before everyone else feels ready.

We picked up 1957 Colusa Way as a fixer because we saw a lot of potential - the location, the generous lot, the proximity to Westgate, and a home that gave us a strong starting point to create something much better.

From the beginning, we wanted to make this a great house inside and out - not just give it a quick facelift and put it back on the market. We took the home down to the studs and worked with our architect and designer to rethink the space from the ground up.
