We picked up 1957 Colusa Way as a fixer because we saw a lot of potential - the location, the generous lot, the proximity to Westgate, and a home that gave us a strong starting point to create something much better.

From the beginning, we wanted to make this a great house inside and out - not just give it a quick facelift and put it back on the market. We took the home down to the studs and worked with our architect and designer to rethink the space from the ground up.

The goal was to make it open, bright, functional, and modern, while making sure the important work behind the walls was done right.

We had a $3.5M offer on day two. We didn’t take it.

It was a strong offer at more than $500K over asking, and it would have been easy to call that a win. But based on the activity, buyer interest, and momentum we were seeing, I believed there was still more value on the table.

So we held firm.

The result: $3,608,000. Which was $610K over asking and another $108K for my sellers.

That’s where strategy and negotiation matter.

Getting a great result isn’t always about pushing back harder. Sometimes it’s recognizing when you have leverage, understanding the signals the market is giving you, and having the confidence to stay patient when there’s more upside to capture.

This Sunnyvale Eichler gave us plenty to work with: a beautifully renovated mid-century modern, true indoor-outdoor living, new radiant heating, turnkey finishes, and a location near highly sought-after schools.

But a great home doesn’t automatically produce a great sale.
