A legal description can look different from one document to the next, but that doesn't automatically mean something is wrong.

Earlier deeds, plats, surveys, and changes to a parcel can all play a role in how a property's land is described. Looking at the relevant records together helps provide context.

One property, more than one legal description. What does that mean for the records?

A property's legal description identifies the land being referenced in recorded documents. Depending on its history, a property may be described differently across deeds, plats, surveys, or other records. The wording may reflect a change in how the land is described, or simply a different way of referencing it.

The important part? Those details shouldn't be overlooked when reviewing property records.

Mortgage activity can bring more attention to a property, but the financing is only part of the story.

The records behind the property still matter. Ownership history, mortgages, liens, releases, and other recorded documents can provide important context when a transaction moves forward.

For lenders, title professionals, and anyone who needs reliable property records, having the right information to review can help keep the process moving with greater confidence.

In 1848, the Great Māhele changed how land ownership was divided and recorded in Hawai‘i. The Kuleana Act that followed gave commoners a way to claim land they had cultivated.

And those historical records didn’t simply disappear into the past.
Some can still be part of the title history behind Hawaiian properties today.

It’s a good example of why title records can be so interesting. A search can sometimes lead much further back than expected, with older records helping connect the pieces of a property’s ownership history.

That’s where the history and the title record meet.
At Real Title Services, title searchers work through the records that help tell that story, from current ownership records to older documents when the scope calls for a deeper search.

Have a title assignment where the records go further back than expected?
Let’s talk about it.

A property’s title history doesn’t always begin with the most recent deed.
In Hawai‘i, the story goes back to a major change in land ownership and recordkeeping known as the Great Māhele of 1848.

The process divided land into government, royal, and private interests, fundamentally changing how land could be claimed, transferred, inherited, and recorded.

The Kuleana Act that followed also gave commoners a path to claim land they had cultivated.

What makes this especially interesting for title professionals? Some of the records created during this period can still form part of the title history for Hawaiian properties today.

That’s a good reminder that title records are more than names and dates. Sometimes, the history behind a property helps explain the records we’re working with today.

As AI becomes more involved in title workflows, it can help process information, identify records, and handle repetitive tasks.

That can be valuable, but there’s still an important question:
Who reviews the result, and who understands what the records actually mean?

A title search is more than finding documents. It can involve following the chain of ownership, reviewing deeds, mortgages, liens, releases, judgments, and other recorded matters, and knowing when something needs a closer look.

That’s where human judgment and professional accountability still matter.

AI can assist the search. But the records still need to be understood.

At Real Title Services, we provide nationwide title searches and document retrieval to help uncover the recorded information that matters.

AI can help title professionals process information and support certain parts of the workflow. But one thing doesn’t change: the responsibility for the work still belongs to the professionals making the decisions.

As AI becomes more common in the title industry, human review, professional judgment, and reliable records remain important.

Technology can assist with the work, but it doesn’t replace the need to understand what the records show.

Real Title Services supports title professionals with nationwide title searches and document retrievals, helping provide the recorded documents needed for informed decisions.
