Goodbye TIK TOK...it's been fun...but we have to think about our nation's security. It was entertaining and sometimes informative to know what the rest of the world is thinking and thinking. Mr. Trump states he has a solution but until then, so long! I happen to capture my first video and decided to re-post to say goodbye to Tik Tok as we know it to be.

First Time Home Buyers: Have you been sitting on the fence trying to decide if you want to keep paying rent to a Landlord, or become a property owner? Well, it's a great time to buy as your rent will increase yearly, but your mortgage payments will be locked. There are options if you can't purchase on your own. Combine your financial strength with a family member. Mortgage rates fell for the third week in a row, pushing the 30-year rate below 7% for the first time in over a month. The 30-year rate was last below 7% in mid-April. The 30-year fixed-rate mortgage averaged 6.94% as of May 23, according to data released by Freddie Mac (FMCC) on Thursday. The State of California as well as many local cities have a first time buyer incentive program which will help you with your down payment and or closing cost, but you've gotta have a few dollars in the bank and a steady job whether you're W2 or 1099. VOTE! I just stop everything I was doing to exercise my right to vote. Men and the Republican Congress made it an easy process for me today, even though I didn't know half the candidates, I just Goggle'd them lol! So, when I say, "men made it easy," is because they are not doing their jobs and when they do open their mouths or pick up a pen, it has to do with women's reproductive rights! So as a result, I went Democrat across the board and I selected WOMEN! I don't care who they are, just women, other than Biden! I am so sick of these DO NOTHING MEN. Women and young people will make the difference in our elections and the fate of the world over the next ten to twenty years. So, open that envelope, pick up your pen, and VOTE as if you're life depended on it because it does. Always Robin!

If you're a tenant, this is news that you can use. HUD Announces Proposed “30-Day Notice” Rule for Nonpayment of Rent. The
proposed rule would provide residents of public housing or in properties receiving project-based rental assistance 30 days notice to cure lease violations for nonpayment of rent. concerned,” said Richard J. Monocchio, Principal Deputy Assistant Secretary for Public and Indian Housing. “We are very proud of this proposed rule, and we welcome feedback from all interested stakeholders to make it even more practical and effective.”
This proposed rule would affect an estimated 3.9 million people in 2.2 million households – 1.7 million people in 840,000 households in public housing and 2.2 million people in 1.4 million households in PBRA programs.
Stakeholders can access the proposed rule here and have 60 days following publication in the Federal Register on December 1 to provide comment on the proposed rule. This action also fulfills a commitment HUD made in the Biden-Harris Administration’s Blueprint for a Renters Bill of Rights. In July 2023, HUD also joined the White House to announce three new actions to increase fairness in the rental market and further renter protections in housing: a preview of this notice of proposed rulemaking, an effort to remind public housing agencies and property owners of their obligations and to share best practices for informing rejected applicants about why they were turned down for housing, and $10 million made available for tenant education and outreach in properties supported by the Section 8 Project-Based Rental Assistance program. A contract is a contract and property owners must abide by their contractual terms or risk losing your rental rights and having them determined in a court of law. The homeowner stated that the repairs to the guest house were not complete four months into her rental which caused the initial animosity, which led Jovanovic to extending Hirschhorn's (guest) stay beyond her Airbnb reservation.
Because they made an un-official agreement, Airbnb is no longer getting involved. Key words were an "unofficial agreement; a non-contractual, emotional agreement was made verbally without Airbnb's approval which
created an estoppel by the property owner. Property owners and investors, please let this be a lesson to not commit to verbal agreements beyond the contractual agreements of the host, Airbnb, or you will lose big time! In today's atmosphere of unavailable housing, tenants have more rights than property owners. Again, you will lose.
