Santíago TURNS TWO MONTHS ♡

Mi bebé, can’t believe I am growing so fast! I love drinking my milk, it’s so delicious 🥰 I just started to smile when mommy talks to me. I now wake up once at night to drink my milk & pretty much sleep all night. I make it super easy for mommy as she’s tired. My mommy, daddy & big sisters love me so so much ♥️

Familia 🤍 I love us, I am so blessed to have so many great things in my life. ♡ #2023

I’ve helped hundreds, maybe thousands, of buyers find a home. Despite their differences, they all share ONE desire…

NO SURPRISES.

So if you’re thinking of selling in the next few months, here’s your gentle nudge to take care of a few things...

✓ Evaluate major home systems - HVAC, plumbing, electrical, and roof.
✓ Fix leaky faucets.
✓ Tighten loose cabinet pulls or door k***s.
✓ Paint dingy walls, doors, and ceilings.
✓ Freshen up the yard by trimming trees and shrubs and laying mulch.
✓ Deep clean carpets.
✓ Declutter, declutter, declutter.

These are just a few of the things I encourage my buyers to do. If you’re serious about prepping your home for buyers AND getting top dollar, drop a comment below or DM me, and I’ll send over my Home Prep Checklist for Sellers that will guide you step by step through the process.

Have other questions about selling or want personalized guidance? I’m here for that, too - just reach out!

Thinking of selling this November? Smart move. November is a great time to sell a home. Here’s why–

1) Less competition.

When inventory is low, your home may have an easier time catching the eye of prospective buyers. This means you're more likely to sell your home quickly and for a good price.

2) Motivated buyers.

If buyers are looking in November, chances are they’re eager to buy. They may need to move quickly due to a job relocation or other life event.

3) Year-end tax breaks.

Many of your selling costs can be deducted from your capital gains tax so long as you’ve lived in your home for two of the past five years and it’s your primary residence, not an investment property.

You can subtract things like staging costs, legal fees, escrow fees, advertising costs, and real estate agent commissions.

If you're ready to sell your home by year’s end, reach out to me today. I’d love to help you prepare your home for sale, market it to the right buyers, and get you the best possible deal.

Mortgage rates hit their highest point in over two decades this year. There. I said it. But that’s not the end of the story.

Here's why.

Even though interest rates are higher than many of us would like, you can still go after your homeownership dreams and save on a mortgage. Here’s what I’m sharing with prospective homeowners this November.

1) Consider an adjustable-rate mortgage (ARM).

An ARM is a great option for a monthly payment that’s lower than the payments available with fixed-rate loans or for buyers convinced rates will drop by the time the introductory period ends.

Keep in mind that a year from now, some experts are predicting 30-year rates will be around 5.25% and 15-year rates around 4.875%.

2) Pay for points to buy down the rate.

If you have extra funds at the time of purchase, you can pay for mortgage points. With mortgage points, you pay a percentage of the loan upfront in exchange for a lower interest rate — and a slightly lower monthly payment.

Just make sure you calculate your break-even point. If rates drop and you can refinance before you hit the break-even point, buying down your rate may not be worth it.

3) Work on your credit score.

If time is on your side before applying for a mortgage, improve your credit by paying bills on time, lowering your credit utilization (using under 30% of your total credit line!), reducing credit card debt, and addressing credit report errors. In the long run, a higher credit score will save you on your mortgage.

4) Shop around.

Always, always, always shop around for your mortgage. Same thing goes for homeowner's insurance. Rates and premiums vary widely, so talking with multiple lenders and carriers will ensure you have the best price on both.

If you're interested in learning more about how to keep your mortgage payment low, I'd love to chat and help you explore your options to find the best solution for your needs.

Santiago turns ONE MONTH ♡

Mi bebé, I can’t believe you’re one month already! Life is pretty awesome with mommy, daddy & big sisters 🤍 I’ve been such a good baby, only cry when I am hungry & need a diaper change. Other than that I stay asleep most of the day making it easy for mommy. Because her hands full with my sisters ♥️ I love being outside mommy’s tummy.
