🏡 The First Walkthrough — where our flip journey began!
When we first stepped into this property, it needed a lot of love — dated finishes, worn-out paint, and a layout that didn’t flow. But behind all that, we saw potential. 💡

In this video, I’m sharing the first three key phases of every house flip:
1️⃣ Finding the Right Property – what to look for, how to estimate renovation costs, and how to calculate the After Repair Value (ARV).
2️⃣ Making an Offer – what to expect during negotiations, financing options (like hard money loans), and insights on probate sales.
3️⃣ Renovation Planning – working with architects, securing permits, and setting timelines before construction begins.

For this project, we bought the property on July 10 and got the renovation permit by August 1 — just 20 days later! 🚀
