When you are looking to purchase a home and see a house that has been on the market a long time, you may be skeptical and wonder if there’s something seriously wrong with it. Do your due diligence because occasionally that is the case, but more often than not there is a good reason for the length of time it’s been listed on the market. Sometimes it hasn’t sold simply because the seller was too optimistic and listed the price too high. The seller may also have been testing the waters to see if their home would generate interest. Or a seller may list and then have a change in their living situation like a health issue with elderly parents or themselves that causes them to sit on it and wait for things to settle. All this to say, a property that’s been on the market a long time is still worth looking at!

We know the higher mortgage rates have caused some to sit back and reconsider purchasing a home. While the rates don’t give any indication that they will come down anytime soon, there are alternative methods of financing available to you that can help lower your monthly payments. The ARM (adjustable rate mortgage) allows you to start with lower monthly payments for the first number of years and then will adjust up or down depending on what the financing rate is down the road. If you’re comfortable with a little risk, this is a great loan to look into - that allows you to pay less upfront.

Another option is the temporary buydown loan. This typically involves paying an extra fee upfront to get a lower monthly payment and interest rate. It’s also a great one to look into if your credit score is less than ideal. Both the ARM and temporary buydowns are great options to consider. One of the best things you can do before listing to sell is to fully declutter your home. Remove all personal items and keep only minimal amounts of furniture and items in each room. The goal is to make it as easy as possible for a potential buyer to envision this being their new home. Having lots of open space will allow them to do this more easily. Don’t forget to de-clutter closets and cabinets too!

Today the housing market the housing market has a supply shortage, which means there there aren't enough homes for sale prices to come crashing down like they did in 2008.
