“I’m just going to wait”

This is a very common auto-defense response I hear from both buyers and sellers.

What I have learned is that it means they don’t have enough information but more importantly not the right information to be able to make a definitive decision to proceed or not to proceed.

My approach is very simple, I’m here to protect my clients and help them understand their position by giving them as much data as possible so that they know without a doubt that they are making the best decision for them.

This empowers my clients to in a position where the math is mathing as the young people would say.

When a client is armed with all of the right data the choice is much more linear, clear and simple.

I wish I could share how relieved and eager to make a decision my clients are after we have a Buyer Discovery or Seller Discovery.

This is one of the most common things I hear from prospective clients or people that know I’m in real estate.

The truth is the market cannot be painted in one stroke of a brush.

A persons outlook on the market will vary:

- First time buyer
- First time buyer but VA
- 3rd time buyer with a home to sell
- 1st time seller who bought 2 years ago
- 1st time seller who bought 8 years ago
- Divorce sale (this always makes me sad)

Each of these examples will have a different outlook on the market. The news will feed you catchy headlines.

Be certain to connect with a real estate professional so you can understand what position you are in specifically given the current dynamics of the market.

I actually interviewed for a listing for a family member of theirs a few weeks prior. They were actively shopping and ready to pick a home and realtor when the family member mentioned me. I spoke to the wife first and had a pleasant conversation but ended with I’ll consult with my husband. I thought I’d never hear back.

About a month later I get a call from an unknown number and it’s the husband. He had already chosen his realtor but thankfully his wife insisted he called me. Long story short, he ended up liking me and he and his wife let me know on the phone they’d be working with me.

This was extremely rewarding because we never met in person and only had the blessing of the family member and a phone call each with wife and husband.

I made a decision early on in my career that I would build a business on transparency and relationships. This win embodied that vision and I credit that clarity for the strong business I’ve been building.

Thank you both so much for the opportunity. It was never taken lightly.

Open Houses are under leveraged. Realtors have become lazy and allergic to putting in work. Most common thing I hear is “open houses don’t work”. They do work and they work well. Here is why I love them:

1️⃣ They offer great opportunities for you as a listing agent to find a buyer for your seller. You get to meet interested parties, speak with them directly about why the home is a great opportunity and you can follow up directly.

2️⃣ If it’s not your listing you can work the open house. You’re missing out on tremendous opportunities to meet active buyers or even future sellers.

3️⃣ Marketing! If you are low on business you get to market the home and yourself. You can still be active and busy even if business is slow. You get to put out branded signs, greet neighbors and have the community get to know you and your brand.

4️⃣ FREE HOT LEADS! Idc what anybody says about open houses not working. If anybody walks through the doors they are absolutely in the market. Buying a home is not something casual like walking through the mall and picking up a t shirt. It’s a huge commitment and people are not taking time from their day to visit an open house because they had nothing else to do.

5️⃣ Allows you to be active in actual real estate activities. The only way to get better as a realtor is to have conversations with potential buyers and sellers. Working open houses gives you the leverage of interested parties stepping into your playing field vs chasing them out in the world.

I built my business early on leveraging open houses and I still use it today.

While there is a lot of misinformation in the public about the state of the market, the reality is that sellers are still selling their homes and they are not sitting stale on market. How? 👇

This is the 5th listing with my developer client that we have contracted either before going on the market or within 1 day of entering the market.

🔸 True partnership with my seller/developer. I help them prospect lots, acquisition costs and estimated sales price on finished product by evaluating the market for past performance. This helps to leave room for unexpected costs or delays so that my seller has leverage and patience to make a profit.

🔸 Communication with my seller/developer. We speak often at all stages of the process. I aim to understand their vision, their timeline and overall goals. I want to know when foundation is being poured, when framing is going up etc.

🔸 Marketing from the early stages of the build. I don’t wait to til the product to be completed, the work starts immediately and early in the process. There is a lot of competition out there and every ounce of effort matters to sell first for my client.

🔸 Build quality, I’m lucky to work with a developer that is focused on quality before profits. The product feels different vs others in the market and perspective buyers can see it and feel it as well.
