With all of the very real and understandable concerns about the coronavirus, it’s also important to understand some potential opportunities. There’s always some positive in any situation, even one as serious as the current crisis.
In this case, it’s now going to be a buyer’s market. A potentially advantageous time for home buyers and investors.
Prior to the pandemic, it was most definitely a seller’s market, but the real estate climate is quickly changing.
As a buyer, the number one goal is to buy low and sell high. You can now take advantage of the opportunity to buy properties at a lower cost and realizing capital gains later, selling the property at a higher price when the market improves. As the graph illustrates above, the real estate market in the long run, generally speaking, is on the rise.
As a potential investor in a rental property, you must be thinking, “What if I don't find a renter for my property? How will a recession affect my rent?”
Consider the following:
1) Rents are unlikely to be impacted by a recession. During the burst of the housing bubble in 2008, the average fair market rent for a 3 bedroom property rose steadily even as home prices declined. Rents rose as many homeowners who had to go into foreclosure during the crisis added new demand for rental housing.

3) Another important piece of good news: interest rates are at an all-time low.
