The Passive Income Club welcomed guests and guest speaker, Javier Serna - Vice President of Commercial Banking at JPMorgan Chase, during our May meetup this week.

He shared invaluable insights about multifamily investing, lending guidelines and underwriting.

Javier emphasized the significance of multifamily lending and discussed how lenders evaluate loan applicants based on the Debt Service Coverage Ratio (DSCR).

Here are crucial factors that enhance an asset’s mortgageability:

TPIC 3.19 event was a blast! Our guest speaker, Vincent Medina — Owner of Lotus Property Management who is an active leader and RE broker in the multifamily industry shared valuable tips how to deal with bad tenants and the complex eviction processes in CA (which continue to favor the tenants more).

As a landlord in CA, I personally learned a lot from this session, specifically on the latest tenant protection policies that differ between counties.
