How to start a Coffee Shop.

Coffee shops are great places to socialize and meet up with friends, to pass the time surfing Instagram, to have informal business meetings, or just to work on a laptop.

Some people come to me with a request to help them to start their first cafe business.

Imagine you already have a solid business plan (defined your target market, style, brand etc), even sort your finances. Some next basic steps below.

☕️ Zoning. Just a few words for those who have not dealt with this. Cities have their zoning requirements that limit the types of businesses. Make sure your business is allowed before signing the lease.

☕️ Find a Good Location With Reasonable Rent.

The most central locations are not necessarily the best. Malls and other high-traffic locations typically have the highest rents and the most competition. Storefronts are good locations for coffee shops—they have the highest visibility, the rents are usually lower than in malls, and you can set your own business hours.

☕️ Vehicle Traffic and Parking

Carefully think about accessibility and parking. If a customer has to make a difficult turn off to get to your place, they are likely to go elsewhere. Ideally, visible location on a busy street, with pedestrian activity, and plenty of parking space.

Tips for doing the final walkthrough before closing on a home 🔍

What is the primary purpose of a final walkthrough? To make sure the property is in the condition in which you agreed to buy it and to identifies any issues before you close on the house.

🧐What to check during a final walkthrough to not end up paying more for a home?
•Turn on and off every light fixture.
•Run water and check for leaks under sinks.
•Test all appliances.
•Check garage door openers.
•5. Open and close all doors.
•6. Flush toilets.
•7. Inspect ceilings, walls, and floors.
•8. Run the garbage disposal and exhaust fans.
•9. Test the heating and air conditioning.
•10. Open and close windows.
•11. Make sure all debris is removed from the home.

And of course, don’t rush!
When I do a final walkthrough with my clients it can take from 30 minutes to several hours,because it is one of the biggest purchases they will ever make, so it's important to be attentive.

What you need to know about mortgage 👀

How to be prepared. Read below for more details 👇🏼

1. Know your credit score

You can get conventional loan only with 620+ credit score

You can get the lowest interest rate (5.425%) with 740-850 credit score

2. Know the interest rate

Today’s mortgage rates in Los Angeles, CA are 5.657% for a 30-year fixed, 4.656% for a 15-year fixed, and 4.456% for a 5-year adjustable-rate mortgage (ARM).

7-11% interest rate for Hard Money loan - banks give it only for up to 2 years.

3. Know percent of a Down payment

FHA loan offers loans to first-time buyers with down payment of 3.5% of the purchase price.
With only 3.5% down you can become the owner of the house, which is incredibly low 🙈

Down payment of 15% + for home with no insurance. If you put less than 15% down than you pay 0.74% from loan amount for home insurance.

And 20%+ for Hard money loan.

If you pay down up to 75% of your loan yon won’t pay mortgage insurance.

4. Know the probability of getting a loan (for those who recently moved to USA)

For example every 50k/year income on taxes qualifies you for $250k loan.
To get pre-approved for loan you must show taxes for the last two years.
So if you planning to buy a house — start showing and paying your taxes today and you will have the chance 😉

I believe that connection with a client comes from the trust. That is why I would love to introduce a little more facts about my whole working background.

I’m well experienced in real estate and legal fields. I used to work as a lawyer in Russia before I moved to the US and got my real estate licence.

I have three diplomas of higher education🏆

I graduated from the Moscow University with a diploma with honours in LAW.

During my studying at Law School, I also got a diploma as an interpreter.
But that is not all 🙈 Currently I work as a real estate agent and getting my Public Notary license.

While I was living in Moscow I worked in a huge IT company as a stuff attorney representing the companies interests in courts & working with clients and contracts, agreements and other legal documents and deals.
