Uncertainty is changing lease structure, not killing leasing. Tenants are asking for shorter terms, more flexibility, more options. It is very challenging to guess right on a 10-year commitment in this environment. Landlords who bend on term length and meet the market rates are winning deals. Landlords who don't are sitting on vacancy.

Infill is still the play. Everyone wants to be close to population and freight corridors in Downtown LA, Vernon, Commerce, and Montebello. That demand isn't softening; it’s repricing. Land is finite, entitlement is slow, and infill product keeps outperforming, provided you move to meet the market sooner rather than later.

Older buildings are finding a second life. Functionally obsolete industrial stock with low clear heights, outdated power, and tight yards has to reach down from previous expectations. Owners are realizing repositioning pencils is better than holding and waiting. The key is to create the best value, which many times means lowering the rent to meet the market.

Flex space demand is up.
Companies don't always want to commit to rigid footprints anymore. They want warehouse space that can flex between distribution, light manufacturing, and last-mile because their own business models are changing faster than their lease terms used to allow.

Industrial real estate moves fast. Deals close in weeks, markets shift in a quarter, and the guys who chase every transaction like it's the last one usually end up treadmill-running, busy, but not building anything.

Here's what I've learned after years of this: speed wins the deal. Relationships win the decade.

Every client, broker, investor, and tenant I work with today is a data point in a much longer game. The tenant I placed five years ago is the landlord calling me today. The broker I competed against last quarter is the one bringing me the off-market deal next quarter. The investor who passed on one deal is the one who wires funds on the next.

That's not luck. That's a flywheel, every relationship compounding into the next opportunity, if you actually invest in it instead of just extracting from it.

Industrial is a small world dressed up as a big market. Your reputation moves faster than any listing. Treat every transaction like it's the only one you'll ever do with that person, and you'll find yourself doing five more.
