Los Angeles city real estate market update for single-family homes & condos- May 2022

Compared to April 2022, more homes are on the market and more closed sales. This is excellent news for buyers! It’s been a seller’s market for a while now, mainly because of the lack of inventory.

A shift in the market is happening, led by the increase in interest rates, inflation, and fear of recession. We got news today that it will soon be 6%.

Buyers, you are not married to your interest rates! The 6% interest rate may seem astronomical, but most people don’t remember that it was 6% interest rate only 4 years ago in 2018. Do you wish you had purchased a home in LA back in 2018? Hell yes! Those savvy buyers have refinanced multiple times to capitalize on the lower interest rates, and their homes have greatly appreciated in value. Don’t let the rising interest rates deter you from purchasing a home. Rates increase and decrease all the time.

Los Angeles city real estate market update for single family homes & condos - April 2022

We see the same trend of low supply of homes on the market (-26% from 4/2021 number of active listings) and higher home prices. Although we see a slight drop in the average price sold, the median sold price increased 13.33%. Los Angeles has massive mansions that can sway the monthly average sold prices. Average days to sell dropped to 24 days (-40% change). Although we see the demand side softening a bit with the 30-year mortgage interest rates over 5% now, the market will still be a seller's market until we see more inventory of homes.
