-Property was in pre-foreclosure. Agents remained in full communication with the Bank to prevent the foreclosure sale.
-Carefully navigated through this transaction with Two trustees who were not in communication with each other, open court case, multiple attorneys and 4 other beneficiaries out of state
-House was cluttered and full of personal property. Had to be cleaned before marketing
-Sold at a record $426/SF for non-renovated SFR in Orange
This transaction came through a referral of a past client of mine. He introduced me to one of the trustees of the Family Trust after the Father passed away. There was bad blood between the brothers and we had to navigate this transaction carefully.
One of the brothers tried to sell the property For Sale By Owner (FSBO) to save on realtor commissions and everybody thinks they can sell real estate nowadays... He put it up for sale at $930,000 and had some interest but no serious commitments to buy. He was spinning his wheels.
I take on the listing and bring on my friend who is killing it in residential real estate. I typically work commercial multifamily so this deal didn't fit within our wheelhouse but I was more than willing to advise on valuations and negotiations. Justin brought in over 150 interested Buyers within 2 weeks of marketing the property, got over 20 offers and ended up closing at $1,210,000.
