The questions are part of the work.

What are we building? Which direction is current? Who approved the change? What still needs a decision?

Before the next step, the team needs clear answers. On a multifamily property, those answers can also affect resident access, phasing and the people coordinating the building's operations.

Give questions an owner, a response and a place to record the decision.

Save this for the next time your project team asks for clarification.

Before the calls, the meetings and the decisions, I need a little room to get clear. Running TMD means thinking about the work in front of me and what the team needs to keep moving. What needs a decision? What needs a follow-up? What deserves my attention first? Some mornings are organized. Some need a reset. Either way, the goal is to enter the day with intention. A little behind the scenes with the person building the business. What helps you get focused before your day takes over?

You should understand a change before being asked to pay for it.

What is changing? What does it add to the cost? Does it affect the schedule? Who has authority to approve it?

Those answers belong in a clear change process, with the decision documented where the team can find it.

For a multifamily owner, one change can affect several units, resident access or the sequence of work. Get the full picture before giving the go-ahead.

Save this for your next project meeting.

A listing price can look good on paper and still be the wrong deal.
At TMD, we believe the broker side should go beyond opening doors and sending listings. You need someone who is looking at the bigger picture.
What’s happening in the area? What could the property become? What are the numbers really saying? What’s the exit strategy? And what risks are we potentially walking into?
Because when you’re making a real estate move, we’re not just asking, “Can we buy it?”
We’re asking, “Does it actually make sense?”
That’s the difference between making a transaction and making a strategic move.
Save this for your next deal and send us a DM if you’re ready to look at your next opportunity differently.

ADUs are more than just adding another structure to your property.

They can create additional living space, support multigenerational living, generate rental income, or simply make better use of the property you already own.

But before you start thinking about plans, finishes, and square footage, you need to understand what is actually possible on your property.

In this conversation, Camille, Sarah, and Bianca break down some of the things homeowners and property owners should be thinking about before moving forward with an ADU.

The right questions at the beginning can save you time, money, and a lot of headaches later.

Have questions about your property or thinking about building an ADU?

Being a business owner comes with pressure. Deadlines, decisions, people, problems and the things that do not always go according to plan.
In this conversation, Camille and Sarah talk about how they manage stress while still showing up for their businesses, their teams and themselves.
You cannot always control what happens in business, but you can control how you respond to it.
What is one thing that helps you manage stress as a business owner?

One person. A lot of hats.

CEO. General contractor. Construction manager. Development manager. Bookkeeper. Strategist. Business partner. Panelist. Collaborator. Construction influencer. And the list goes on.

Being a business owner in construction means wearing whatever hat the day requires. Some days I’m on a job site. Some days I’m in a meeting. Some days I’m handling the numbers, making decisions, building relationships or creating content.

There’s a lot that happens behind the scenes to keep a business moving forward.

And every hat has a purpose.

I’m building a business, and a life I want to be present for.

Some days, that means taking my laptop somewhere with shade, good Wi-Fi, a little breeze, and room to think. This afternoon, it was the rooftop at

One of my favorite parts of working for myself is having the freedom to shape my day. The responsibility comes with me. So does the flexibility.

Between a change of seats and a little sunshine, I spent some time on TMD’s new website. A fresh look at the work we do: development management, construction management, and general contracting.

Before you start your next construction or development project, save this.

There’s a lot that goes into bringing a project to life, and the decisions you make before construction even starts can make a huge difference.

Know your why. Know your who. Build the budget before the vision. Leave room for the unexpected. Understand the timeline. And most importantly, make sure you have a team that actually communicates.

The goal isn’t just to build something beautiful. It’s to build something that makes sense for you, your goals, and the people it’s being built for.

The right project starts with the right questions.

Thinking about your next development or construction project? DM “ASSESSMENT” and let’s talk about where you are and what comes next.

What made Camille lean more into the GC side of development?

In this conversation with Sam, Camille shares what pushed her in that direction and why having a strong understanding of the construction side matters so much when you’re developing.

It’s more than just building. It’s understanding the process, knowing the details, and being able to see the vision all the way through.
