With a VA loan, eligible buyers can purchase with no down payment, and in some cases we can also negotiate seller credits, lender credits, or use available concessions to help cover closing costs. That’s how some VA buyers are able to get into a property with little to no money out of pocket.

And the best part is, VA can be used on 1 to 4 units as long as the buyer occupies one of the units as their primary residence. That’s how you start using real estate to build wealth while letting rental income help offset the mortgage.

Officially got the last tenant moved into my client’s 4 unit property and now all 4 units are rented! 🙌🏽

This is what house hacking with a VA loan can look like.

My client purchased a 4 unit property, moved into one of the units as required for the first year, and rented out the other 3 units. Now that all tenants are in place, their rent payments cover the majority of his mortgage, leaving him with about $1,900 as his portion.

After the first year, he’ll have the option to move out and rent out his unit too, turning this into a fully tenant occupied investment property.

This is why I always say real estate is more than just buying a home. It’s about strategy, ownership, and creating options for your future.

Perfect Flashback Friday ✨

1995, I was chosen to be Michael Jackson for our LA Sheriffs Cardinals cheer competition, and we performed “Remember the Time” at Will Rogers Park in Watts.

I was front and center leading the routine, my mama was in the background cheering like only a proud mama can, and needless to say… we took home first place. 🏆

After this, my friends who were there called me Michael Jackson for a while. 😂

The VHS may be blurry, but the memory is crystal clear.
