I am PAUL LEVINE a Realtor and the Manager of CROWN REAL ESTATE & FUNDING, INC. located at 21777 Ventura Boulevard, Suite 265, Woodland Hills, CA 91364. We do Residential as well as Commercial Real Estate transactions. We also have an excellent loan department. Our loan officers do loans that other loan offices and banks cannot do. I help my clients build, buy, and sell Multifamily Housing, Apartment Buildings. I am a Realtor who works with my investment clients to determine what size building is appropriate for their budget. I work with engineers, architects, and builders. I then find 2 or 3 appropriate pieces of land for their budget, have the land tested, and checked for zoning, and then we purchase the appropriate lot for the client. Then the builders build the apartment building which takes about 2 years. The whole process takes about 3 years including the purchase and testing of the land and the drawings and permits. About 4 months before the building is complete I start the marketing plan and then either sell the building upon completion, trade it in a Section 1031 Exchange which can result in deferring all of the capital gains tax, operate it for 1 year and a day and sell it to get the benefit of a long term capital gain, if the land is in an opportunity zone the investor will operate it for 10 years and pay no capital gains tax on the sale, or do anything else that is in the best interest of the investor.

My background is unique. I am probably the only realtor in the State of California who was a practicing Certified Public Accountant for over 50 years. I was an Associate Professor of Accounting at California State University - Los Angeles for 6 1/2 years. I did a lot of forensic accounting and was an expert witness more than a few times valuing businesses in divorce cases. I negotiated the sale of two of my clients to publically held corporations including E I DuPont. I have accomplished a lot of other tasks but they are too numerous to mention. I value Apartment Buildings from the standpoint that they are a business and not only a piece of real estate. My approach is as unique as my experience and it yields wonderful results for my clients. I even work with realtors who work predominantly in residential single-family homes and now want to get into the Multifamily Housing market. Using my teaching background I help them learn how to better benefit their clients.
