Something I’ve been noticing more and more lately—homes are starting to feel softer.

Warmer, earthy tones.
Natural materials like wood, stone, and linen.

April Market Snapshot | Los Angeles Luxury Markets

Across LA’s more affluent neighborhoods, we’re seeing a shift toward a more selective, strategy-driven market:
• Sales activity has slowed across many areas�• Pricing is adjusting in some pockets, while holding or strengthening in prime areas like Beverly Hills�• Homes are taking longer to sell—especially when not positioned and priced correctly

By area:
• Beverly Hills / Holmby Hills: Still leading the market—buyers are active, but highly selective. Turnkey, well-located homes continue to perform
• Westside (Brentwood, Santa Monica, Venice, Marina del Rey): More negotiation across the board. Inventory feels heavier, and buyers are taking their time, especially closer to the coast
• Beverly Grove / West Hollywood: Consistently desirable, but more price-sensitive—homes move when they feel like clear value

What I’m seeing: The market isn’t moving in one direction. Buyers are more intentional. Sellers need to be more precise.

There’s still real opportunity— but it comes down to timing, pricing, and how a property is positioned.
