📉 La Fed baisse à nouveau ses taux — Ce que cela signifie pour les acheteurs et vendeurs à Los Angeles

La Réserve fédérale vient de réduire son taux directeur de 0,25 % (la 3ᵉ baisse cette année), le ramenant dans une fourchette de 3,50 % à 3,75 %.
Mais la Fed indique également qu’il ne faut pas s’attendre à des baisses beaucoup plus importantes dans les mois à venir.

Pour les acheteurs à Los Angeles :

✔ Une légère amélioration de l’accessibilité financière
✔ Un peu de répit sur les paiements mensuels
❗ La concurrence pourrait s’intensifier si davantage d’acheteurs reviennent sur le marché

Pour les vendeurs à Los Angeles :

✔ Des taux plus bas attirent davantage d’acheteurs qualifiés
✔ Un bon moment pour préparer une mise en marché plus dynamique au printemps 🏡
❗ La stratégie de prix reste essentielle — les acheteurs demeurent sensibles aux taux

"Sellers are going to see a slowing of the speed of the market but no huge crash in prices. The market will still be strong, mainly due to supply shortage, making it a great time to sell.
Buyers are going to see prices go up every year for the next five years, but not much. So, prices right now will be the cheapest you’ll likely see on a house nationally. If you are a buyer who is out of debt, has their emergency fund, and a good down payment, NOW is the best time to buy in the next five years. Don’t wait on the “Big Correction” or “Housing Market Crash” because it isn’t coming."

Is the housing market going to crash? No. This isn’t a 2008 repeat because today there are half the number of homes for sale and double the number of buyers.
