Hey, Santa Monica friends! Kevin Mitchell here with a look at what's happening in the "Wilmont" neighborhood (90403) for July and August.

So, what's happening in 90403 right now?

Median Sold Price: We're seeing homes sell for around $1.6M.

Median List Price: The list price is a bit lower, at about $1.5M, which is down roughly 4.6% from this time last year.

Price Per Square Foot: You can expect the median to be about $1,160.

How long are homes on the market? The average is about 37–46 days.

Are homes selling for the asking price? On average, sellers are getting about 101% of their list price.

What does all this mean for you?

Even though prices have dipped slightly year over year, the market is still holding strong. Homes are selling quickly and for close to or even above the asking price. It's what we'd call a balanced to somewhat competitive market, with steady demand especially for those coveted spots near the beach.

Westside Market Insight – Santa Monica (NOMA | 90402)
Starting off this new series with a quick look at one of the Westside’s most sought-after neighborhoods, North of Montana in Santa Monica.

I’ll be sharing these market insights regularly, each time highlighting a different area. If you’re curious about what’s happening in your neighborhood, just let me know, I’d be happy to include it.

Here’s what we’re seeing in NOMA (July 2025):

Median sold price: $4,497,500

Estimated property value: $4,886,000
• Down 5.5% from last month
• Still up 11.5% compared to this time last year

Median days on market: 24

Inventory: 5.32 months (shifting toward a more balanced market)

Sold-to-list price: 96.4%

Values have dropped slightly month-over-month, but year over year growth is still strong. Homes in this area are holding their value and selling at a healthy pace.

🏡 Monday Market Update – Tree Section, Manhattan Beach

As of June 23rd, here’s a quick pulse check on the single-family market in the Tree Section:

• Average Sold Price: $4.37M
• Average Price per Sq Ft (Sold): $1,456
• Average DOM (Sold): Just 16
• Multiple properties sold above asking, including one that traded at nearly 118.5% of list price
• 7 homes currently under contract, indicating sustained demand

Key takeaway: Buyers are active and decisive, but inventory needs to be well-positioned to stand out. Sellers still have the advantage, but strategic pricing and presentation are key to maximizing results.
