WHAT ARE THE BENEFITS OF DIFFERENT LOAN PROGRAMS FOR REAL ESTATE INVESTORS? 🏠📈

Investing in real estate isn’t just about finding the right property. Choosing the right financing strategy is just as important.

Here’s how some of the most common options can benefit investors:

DSCR LOAN
🔹 Qualification may be based on the property’s rental income
🔹 Personal income documentation may be less important than with traditional loans
🔹 A popular option for investors looking to grow their rental portfolio

CONVENTIONAL INVESTMENT LOAN
🔹 A well-established financing option
🔹 Can offer competitive terms for borrowers with a strong credit profile
🔹 Suitable for long-term Buy & Hold strategies

BANK STATEMENT LOAN
🔹 An alternative option for self-employed investors
🔹 Income may be verified using bank statements
🔹 Can be useful when traditional income documentation doesn’t fully reflect a business owner’s financial situation

FIX & FLIP FINANCING
🔹 Designed for short-term investment projects
🔹 Can help finance the purchase and renovation of a property
🔹 Ideal for a Buy → Renovate → Sell strategy

CASH-OUT REFINANCE
🔹 Allows investors to potentially access equity from an existing property
🔹 Funds can be used toward another investment or other financial goals
🔹 Can help investors put existing equity to work

The key? There’s no one-size-fits-all loan program.

The right financing depends on your investment strategy, property type, financial profile, and exit plan.

How do you know when it’s worth looking into refinancing? 🏠

You don’t necessarily have to wait for the “perfect” mortgage rate.

If your current mortgage rate is higher than the rates you may qualify for today, your financial situation has changed, your credit profile has improved, or you want to change the terms of your mortgage — it may be worth exploring your refinancing options.

But here’s the important part: a lower mortgage rate doesn’t always mean refinancing is the better financial decision.

You also need to consider closing costs, monthly payment, loan balance, loan term, and your break-even point — the point when your potential savings cover the costs of refinancing.

So instead of asking:

“How much have mortgage rates dropped?”

A better question is:

“Does refinancing make financial sense for me?”

Want to see what the numbers could look like for your situation? Send us a DM — we’ll help you break it down.

And remember: 7.09% is used as an example for this calculation. Your actual rate will depend on your individual situation, including your down payment and credit profile.

3 numbers you need to know before buying a home 🏠

The home price is far from the only number you should be looking at.

Here are 3 numbers you should know before you start seriously shopping for a home.

1. CREDIT SCORE 📊

Your credit score can affect your available mortgage options and loan terms.

The sooner you know your score, the better you can understand your financing options.

2. DOWN PAYMENT 💰

How much are you prepared to put down upfront?

For example, on a $500,000 home:

20% down payment = $100,000

But 20% isn’t the only option. The required down payment depends on the loan program and your individual situation.

3. MONTHLY PAYMENT 🏠

This is where many buyers make a mistake: they look only at the mortgage payment.

Your actual monthly housing cost can include:

Principal + Interest + Property Taxes + Homeowners Insurance + HOA

So a $500K home isn’t simply about the $500K price tag.

It’s important to understand what owning that home could actually cost you each month.

Know these 3 numbers, and you’ll have a much clearer picture of your home-buying budget.

ARV is one of the key numbers in a Fix & Flip project. 🏠

It shows how much the property could potentially be worth after renovations.

FHA vs. Conventional: Which Loan Could Be Better for You? 🏡

Choosing between an FHA and Conventional loan isn’t just about how much you need for a down payment.

You should also consider your credit score, debt-to-income ratio, mortgage insurance, interest rate, closing costs, and long-term financial goals.

🔹 FHA Loan

• Down payment — as low as 3.5%
• More flexible credit requirements
• Mortgage insurance is required
• Can be a good option for buyers with a lower credit score or limited funds for a down payment

🔹 Conventional Loan

• Some programs allow down payments as low as 3%
• Credit requirements can be more stringent
• PMI may apply when putting down less than 20%
• PMI can generally be removed once you meet the required equity threshold

💡 What really matters?

A lower down payment doesn’t always mean lower overall costs.

An FHA loan may offer a lower barrier to entry, but mortgage insurance can increase your monthly payment and overall loan cost.

A Conventional loan may be more cost-effective for a buyer with a stronger credit profile and the ability to make a larger down payment.

That’s why we don’t recommend choosing a loan based on the down payment alone.

We look at the full picture and compare your options based on your financial situation and long-term goals.

🏠 HOW MUCH MONEY DO YOU NEED TO BUY A HOME IN THE U.S.? 🇺🇸

You don’t necessarily need 20% of the home’s purchase price to become a homeowner.

The amount you need to have available includes not only your down payment, but also closing costs.

For example, if the home costs $400,000:

💰 3% down payment — $12,000
💰 5% down payment — $20,000
🧾 Closing costs — approximately 2–5% of the home’s purchase price

Depending on the loan program and the terms of your purchase, you may need significantly less than $80,000 upfront.

It’s also important to plan for other expenses after buying a home, such as moving costs, repairs, insurance, and an emergency fund.

30-YEAR → 15-YEAR MORTGAGE: IS IT WORTH IT? 🏠

Have a 30-year mortgage but want to pay off your home faster? One option is to refinance into a 15-year mortgage.

Here’s what it could mean for you:

⏳ Pay off your mortgage faster
You’ll pay off your mortgage in 15 years instead of 30.

💰 Potentially pay less in interest
A shorter loan term can significantly reduce the total amount of interest paid over the life of the loan.

📈 Build equity faster
More of each payment goes toward paying down your principal.

But there’s an important consideration 👇

A 15-year mortgage typically comes with a higher monthly payment. That’s why refinancing isn’t simply about getting a lower rate — it’s about making sure the new terms fit your financial goals and budget.

Before refinancing, compare:
• Your current vs. new interest rate
• Monthly payment
• Closing costs
• Total interest paid
• Break-even point
• How long you plan to stay in the home

Not sure if refinancing makes sense for you?
