You ever seen those old LA apartment buildings with the 60s/70s themes, tuck under parking, and really bland interiors?

Those are called Dingbats! They provided affordable housing when the city was facing a shortage. Many of these dingbats used to be single family homes, but many homeowners chose to develop.

Affordability in Los Angeles is certainly on the low end of the spectrum, especially when all that seems to pop up these days are new luxury apartment complexes with $3,000 / month studio apartments. Some would say we're on the verge of another Dingbat era - Dingbat 2.0 in other words.

And this isn't just an issue in Los Angeles. State-wide, we're starting to see similar initiatives that homeowners can take advantage.

Have you ever wondered how Arnold Schwarzenegger became a millionaire?

We all know him to be that famous bodybuilder and actor who somehow ended up as the governor of California.

What most people don’t know is that before ever becoming famous, he built his fortune in real estate.

It was Arnold’s “6-plex,” not his “6-pack,” that made him his first millions. Not only did he buy investment property, he also set aside his ego and lived in this property before buying his own home to live in.

Arnold turned to real estate in the 1970s, one of the worst inflationary periods in US history. Sure, he could’ve waited until inflation settled and interest rates dropped, but he didn’t. People probably thought he was insane, but he didn’t care…because he’s Arnold.

What is it you should look for in an agent?

I get asked this question a lot. I like to say neighborhoods are like layers of an onion, and you need to find an agent who is able to peel back those layers.

Any agent is able to guide you based on high level information (the top layer), but a market expert can get to the core of a neighborhood (the center mass so to speak). Here's what you should look for when choosing a market expert:

1. Transactions/Listings: Are their transactions and listings scattered across a region, or do they have a specific focus on the neighborhood you're looking into?
2. Bio: Does their bio reference a specific neighborhood (e.g. "I specialize in representing buyers and sellers of homes in Venice, CA")? Or they appear to be a jack of all trades (e.g. "I specialize in selling real estate in Los Angeles")?
3. Sale to list price ratio: Do the selling prices of the homes they sell come within 3% of list price?
4. Their Brokerage: Not all brokerages are the same. Many brokerages, like Keller Williams for example, provide their agents with an immense amount of technological resources and support that aren't afforded to agents at other brokerages.
