When buyer clients came to us with a specific set of needs, we started with the list: stay in the neighborhood they were renting in so they'd remain close to friends and doctors, keep their commute unchanged, and find a home with an ADU or guest house for a household of three adults and a child.

That's a narrow set of criteria to match in this market.

We found it in Torrance, at 2423 W 233rd St: three bedrooms, two bathrooms, a guest house, and 1,837 square feet on a layout that worked for how this family actually lives day to day.

The property drew multiple offers. Instead of escalating price back and forth, we were able to negotiate with the sellers into a single counteroffer directed at us, based on understanding what mattered to them beyond the highest number.

The home closed at $1,363,824.
