These are the red flags nobody sees coming.
Real estate transactions often seem clean… until they get to escrow. Then it becomes vital to clear any and all red flags.
Red Flag 1: Title Chain Issues
This is when the ownership history doesn’t add up. This can be things like missing transfers, outdated deeds, or gaps in ownership records. This can be common in older homes across Los Angeles.
Red Flag 2: Trust Transfers Gone Wrong
When a property is in a trust, but the paperwork unfortunately is not. This red flag rises when trustee authority doesn’t match title records. This can be very common in high-value areas
Red Flag 3: Old Liens That Never Got Cleared
This is the zombie lien that rises from 2003. If it’s left unresolved it can become a slow deal killer.
Nobody’s psychic. But, you need an escrow team that’s close. The right escrow team will see what others miss. Because if any of those red flags go unseen, they can be catastrophic.
