SANTA MONICA RENT CONTROL ADJUSTMENT & ACTION REQUIRED BEFORE SEPTEMBER 1, 2026
The Santa Monica Rent Control Board has approved a 2.6% General Adjustment (GA) for eligible rent-controlled units effective September 1, 2026.
This annual adjustment provides property owners with an opportunity to increase rental income in accordance with Santa Monica Rent Control regulations. To take advantage of the increase, owners must ensure their properties meet all eligibility requirements and that the required rent increase notices are served on time.
WHAT YOU NEED TO KNOW
-The General Adjustment is 2.6%.
-The increase becomes effective September 1, 2026.
-A written 30-day notice must be served to eligible tenants before the increase can take effect.
-Copy of the Property Tax bill to be included & attached to the rent increases.
-Failure to meet eligibility requirements or notice deadlines may result in the loss or delay of the allowable rent increase.
ELIGIBILITY REQUIREMENTS
A unit is eligible for the GA if all of the following conditions are met:
-The tenancy began before September 1, 2025.
-The tenancy has been properly registered with the Santa Monica Rent Control Agency.
-The required written notice of rent increase is served in compliance with California law. Contact us if you need assistance or questions about proper service.
-The property has no outstanding health, safety, or housing code violations.
-All registration fees and penalties owed to the Rent Control Board are paid in full by August 3, 2026.
-The property is otherwise in compliance with the Santa Monica Rent Control Law.
