One of my favorite Cleveland finds are all the bike trails! Ohio has the most bike trails and they are beautiful. This lead me to find , they are a fantastic group that does weekly evening rides - the best part it rides through the city allow us to see parts of the city that you can’t truly appreciate by car. Special thanks to the squad: when I had a flat, they came in like a well prepared medic team for my bike and had us back on the pavement in no time!

I can’t wait for my next ride 🚲💜

Saving or replacing your wood floors isn’t just a design choice—it’s a value decision.

Refinishing can restore original character and save thousands, but replacement may be the smarter move when there’s water damage, warping, or major layout changes.

Before you rip them out (or waste money fixing what can’t be saved), know what to look for:
✔️ Floor type
✔️ Depth of damage
✔️ Remaining wood thickness
✔️ Your long-term goals for the home

Pro Tips-
Better to replace if you see:
* Warping, buckling, or cupping
* Deep water damage or rot
* Termite or mold damage
* Boards that are soft or spongy

To all my analytical investors rerunning numbers from opportunities you passed on- are you ok?? 😩

Imagine that in 2024 you were looking at: $1,200 rent | $95k purchase. Now, running it back it looks like this: 
2025: $1,550 rent | $165k purchase

I bet that one hits HARD.

In markets like Cleveland, the biggest risk wasn’t the rate — it was waiting. Especially the ones who “waited for rates to come down” while prices + rents quietly climbed.
