Congratulations to my clients for selling their home for top dollar! Although we had over 60 groups come view the home within a few weeks, it did take a some negotiating to get the price and terms my clients wanted. After multiple counter offers, one buyer went all in and agreed to our price and terms. Upfront, we made sure buyer agreed take the home as is, no credits, termite, and no home warranty to be provided. Plus buyers had to assume the solar lease. These were strong terms, but this is what my clients wanted, ans I always make sure to put my client’s best interests, first! Once we got into escrow, I made sure buyers agent and I provided a smooth and hassle free transaction. It did get a bit bumpy in the middle of the transaction, but when you’re dealing with a solar lease transfer, you just have to do your best to stay on top of the solar company and make sure paperwork gets taken care of. Overall, my clients were happy with the quick escrow, and they now can move on to bigger and better adventures!

Congrats to my clients for closing escrow on this amazing home in the beautiful city of Montebello! My buyers were referred to me by past clients, and they were eager to find their perfect home. After a couple of months searching, we finally found the right home. The home was a bit dated and needed some updates, but overall it had everything they wanted. After submitting a competitive offer, we were able to lock in the property and proceed to inspections. Again, although it was a bit dated, the home didn’t need much. But, that doesn’t keep us from negotiating an even better deal. After going back and forth negotiating with the sellers, we were able to get additional credits towards repairs and closing costs. This definitely helped my clients with less out of pocket expenses, as well as minimizing their closing funds needed.

Congratulations to my clients on their purchase of their amazing home in the city of Palmdale! They originally tried using a Zillow & redfin agent, but unfortunately they dealt with a different person each time they viewed a home. When it came time to talk about the home they were interested in, the agent didn’t know much about the house. They just rushed the conversation, & said just write up an offer. Since buyers felt uncomfortable about the agent not knowing many details, they reached out to their lender asking for a recommendation for a realtor. When their lender Jason Gil was asked on who to recommend, he reached out to me. He updated me about the buyers situation, & i didn’t hesitate to step in and make their home buying experience great again! Within a week, I was able to help buyers identify a home that they really liked. I was able to connect with the sellers and found out that they needed to sell fast because they were moving out of state. Since buyers had incredible loan terms from our lender Jason Gil ( No loan contingency, fully underwritten loan approval upfront, appraisal in a matter of a couple of days, ability close in 14 days or less), we were able to submit an offer sellers couldn’t refuse. A couple of days after identifying the home my buyers wanted, we were able to lock in our offer & open escrow. But, jobs not done.
Throughout the escrow process, I made sure to be several steps ahead of everyone else. While Jason Gil made sure the loan side went smooth, I made sure to continue negotiations. Although the house was in amazing condition, I was able to get buyers additional credit from sellers towards closing costs, limiting any out of pocket money from buyers. Overall, I do whatever it takes to make sure my clients needs come first!
I am happy to have provided my clients a smooth and hassle free transaction. Congrats to my clients for closing escrow on this beautiful home in Escondido, CA! My clients had a specific style of home they were looking for. Something move in ready, lots of space for gardening, and good location. We looked at many homes, but nothing checked off the must need details they were looking for.
Fast forward a couple of months, and we ran into this gem of a home in Escondido. Great location, large property, and it even came with an amazing view. We found out that sellers wanted a clean offer with great terms, that can close fast. Well, with the help from their lender Jason Gill, we were able to help our clients present a solid offer with no loan contingency, and we were able to finalize appraisal and home inspection within days. Timing was important to sellers because they were also finalizing details on their replacement Property. After wrapping up negotiations, we were able to get additional credit towards closing costs, get to the home stretch, and close escrow. Today’s closing has been extra special because I helped this amazing couple, who are recent newlyweds, buy their first home!

Seller, who is also an agent, purchased a new home and needed to get his current home into escrow asap. Luckily, my client’s already had their full loan approval with lender Jason Gill, making their offer as good as cash, and outshining any other offer. Before and after we submitted our offer, the lender and I were on the phone with seller, reinforcing our client’s financials and ability to close. Congrats to my clients for selling their Upland California home for top dollar! I’m extremely happy to have helped them on the sale of their beautiful home. Unfortunately, their previous realtor had set their expectations on an unrealistic price point, and locked them in a contract for months. Never any returned calls and never any updates. They had to wait it out until the contract expired. The excitement of selling their home turned into a stressful situation. Luckily, I was referred to them by a family member, and got in contact with them. I looked at the previous listing and was surprised on how bad the previous agent’s marketing and photos were of the property. I assured the sellers that I had a different marketing strategy, and that I will always keep them updated every step of the way. Once the contract was signed, I went all in on the marketing campaign. We were back on the marketing within a week, and had multiple offers after the first open house weekend. I locked in a great deal for my clients, and again sold the home for top dollar. The home was only on the market for a week before we opened escrow. And now, three weeks later, we have officially closed escrow! Not bad!

Congrats to my client for closing escrow today on this spectacular 7 Unit multi-family Property in Redondo Beach! This wasn’t an easy transaction. There were so many moving parts to this transaction, I don’t know where to start. Well, I had to sell three multifamily properties in Alhambra and echo park, and all were 1031 exchanges. In this transaction timing was everything. Luckily, with hard work and determination, we were able to close on all three, find a property to do the exchange, and lock in a deal that my client was comfortable with. While finalizing multiple last minute challenges on the three properties we were selling, I was able to negotiate with sellers on the redondo beach property. Although I had to deal with multiple entities on the seller’s side, I was able to use that to my client’s advantage. I also knew that with too many entities and lack of communication between seller agents, they would eventually drop the ball. Well, in the end we were able to negotiate a total $185,000 off of asking price.
