2026 Housing Outlook Signals Gradual Market Rebalancing
Housing economists are projecting a cautiously improving real estate market in 2026, supported by easing mortgage rates, rising inventory, and steadier price growth. The National Association of REALTORS® forecasts an increase in existing-home sales as affordability improves and more homeowners overcome the so-called “lock-in” effect that limited mobility in recent years. Home prices are expected to grow at a more moderate pace, roughly in line with inflation, rather than the sharp increases seen earlier in the decade.

On the supply side, economists anticipate modest gains in both new-home construction and resale inventory, giving buyers more options than in recent years, though overall supply is still expected to remain below pre-pandemic norms. Analysts describe 2026 as a year of gradual rebalancing, with market conditions becoming more evenly distributed between buyers and sellers, while affordability and regional differences continue to shape local markets.

USAA asks California for permission to raise insurance rates

USAA, the seventh-largest home insurer in California, is seeking permission to raise rates on homeowners by an average of 7.3 percent starting next year. If approved, USAA’s nearly 350,000 customers would see their rates change at their first renewal date following April 30, 2026, according to a filing with the California Department of Insurance.
