An investor finds a great deal. The numbers work. The property is solid. You go to your bank or a conventional lender and get told no. Sometimes it is because the property is in rough shape. Sometimes it is because you do not have two years of tax returns showing the income a traditional lender wants to see. Sometimes the lender just moves too slowly and the seller walks.
If any of that sounds familiar, you are not alone and more importantly, it does not mean the deal was bad.
Here are the most common reasons we see solid deals get rejected elsewhere:
The property condition. Conventional lenders will not touch a property that is uninhabitable or in need of significant repairs. That is exactly the kind of property we specialize in.
The borrower’s income profile. Real estate investors rarely look great on paper to a traditional lender. We evaluate deals based on the asset and your experience, not your W2.
The timeline. Banks take 45 to 60 days minimum. By then, the deal is gone. Private Money Lenders LLC is built to move faster than that.
The experience level. First time investors get turned away constantly by lenders who only want to work with seasoned borrowers. We work with investors at every experience level.
The credit score. Conventional lenders have a hard floor of 680 or higher and will not budge regardless of how strong the deal is. At PML, experienced investors can qualify with a FICO score as low as 600. A strong deal and a solid track record matter more to us than a number on a credit report.
If you have been sitting on a deal or had one fall apart because of financing, let’s take a look at it together. You might be closer to a yes than you think.
