"My mom has a reverse mortgage. What happens to it when she passes?"
If that question has crossed your mind, you are not being morbid. You are being a responsible adult child. And the answer is more forgiving than most families expect.
Here is what actually happens when the last borrower on a reverse mortgage passes away:
✅ The loan becomes due, but nothing moves fast
✅ Heirs get 30 days to tell the lender their intended plan
✅ About 6 months to settle the loan, plus two 90-day extensions (up to a year total)
✅ Three real options: sell the home and keep the equity, pay off the loan and keep the home, or sign over the deed and walk away
✅ The 95% rule: heirs can buy the home for 95% of its appraised value, even if the loan balance is higher
✅ Non-recourse means your family never owes more than the home is worth
A surviving spouse who was not on the loan may even be able to defer it and stay in the home.
The best time to understand all of this is before anything happens. If your parents are weighing a reverse mortgage, ask about the exit as carefully as the entry.
Comment REVERSE and I'll send you my plain-English heir's guide.
