Never underestimate the power of curtains. šŸ¤

You don’t always need new furniture or an expensive remodel to transform a room. Sometimes, the biggest difference comes from what you put around your windows.

Curtains can make a room feel taller, wider, warmer, softer and more finished—but only when the proportions are right.

Here’s how to get them right:

• Measure before you buy. Measure from the curtain rod to the floor, allowing for any rings or hooks.

• Hang the rod high. Place it as close to the ceiling as practical, just below any crown molding. This draws the eye upward and makes the room feel taller.

• Choose the right length. Curtains should lightly touch the floor or hover about half an inch above it. Curtains that stop too high can make the entire room look unfinished.

• Use enough width. For a full, elevated look, the combined width of your curtain panels should generally be 1½ to 2 times the width of the rod.

• Extend the rod beyond the window. This allows the curtains to frame the window without blocking natural light when they’re open.

Color matters, too:

šŸ¤ Warm ivory, oatmeal and light beige soften rooms with warm wood and earthy finishes.

šŸ¤ White and soft gray complement cooler walls and finishes.

The trick is choosing a style that fits your home. Here’s what you’re seeing in this video:

• Single frame: Simple and classic.
• Double frame: Adds extra detail and depth.
• Recessed panel: Gives the wall a built-in look.
• Double panel: Divides the wall into upper and lower sections.
• Neoclassical: More refined and traditional.
• Board and batten: Strong vertical lines that draw your eye up.
• Raised panel: A substantial, formal finish.
• Beadboard: Narrow grooves that add texture, often on the lower wall.
• Horizontal shiplap: Long lines that draw your eye across the room.
• Vertical tongue and groove: Subtle lines that emphasize height.
• Geometric trim: Turns the wall into a statement.
• Arched panel: Softens the room with curved lines.
• Porch-style paneling: A cozy, traditional look with vertical boards.

Before you spend thousands updating your home, look at the doors. 🚪

Same spaces. Same floors. In some of these before-and-afters, the biggest change is simply the door color—and suddenly the whole room feels more finished.

As a real estate agent, I pay special attention to the front door. It sets the tone before a buyer walks inside, and it’s one of the first details they see in listing photos. Painting an existing door can be a relatively inexpensive update with a big visual impact.

Does it guarantee a higher sale price? No. But color choice can influence buyers. In Zillow’s 2026 buyer survey, a light blue door on a solid white home drew estimated offers up to $5,023 higher than a white door. Charcoal gray performed well on dark red brick, while buyers preferred white on light brick. The best color depends on the house. (zillow.com)

For interiors, my 2026 favorites are warm beige, soft taupe, muted olive, and light oak tones that work with the flooring and trim. For front doors, I’d consider light blue or deep charcoal when the exterior calls for it.

Buying an investment property? Protecting your investment starts with more than collecting rent. šŸ 

Here are the steps I’d discuss with the right professionals before closing or changing the deed:

1ļøāƒ£ Consider an LLC for the property. An LLC can help separate business liabilities from your personal assets, but the protection depends on how you set it up and run it.

2ļøāƒ£ If you own multiple properties, ask whether separate LLCs and a holding company make sense. A holding company can organize ownership, but adding entities is not an automatic layer of protection.

3ļøāƒ£ Keep the business finances separate. Use a dedicated bank account, document expenses, and avoid paying personal bills from the property account. That separation matters to the protection you expect from an LLC.

4ļøāƒ£ Get insurance written for a rental property. Review the property and liability limits, loss-of-rent coverage, and whether additional umbrella or excess liability coverage fits your situation.

5ļøāƒ£ Make an estate plan. A living trust may help with inheritance and management if you become unable to handle your affairs. But a revocable living trust generally does not shield your assets from your own creditors. Ask an estate attorney whether the trust should own the property or your interest in the LLC.

6ļøāƒ£ Check with your lender and insurer before transferring title. Moving a mortgaged property into an LLC or trust can affect loan terms or coverage, so get the structure reviewed first.

As a real estate agent, I’ve walked through a lot of homes. The ones that feel expensive don’t always have expensive finishes—they usually get a few details right.

Here are 5 updates that can give your home a fresher, more elevated look:

1. Hang curtains high and wide. Mount the rod close to the ceiling and let the panels reach the floor. It makes windows look larger and the room feel taller.
2. Add picture-frame molding. Even simple molding can give a plain wall the character it’s missing.
3. Choose a cohesive paint color. A warm, consistent color across connected rooms makes the space feel calmer and more intentional.
4. Update dated light fixtures. A fixture changes how a room looks even when the light is off.
5. Use a rug that’s large enough. In a living room, at least the front legs of your seating should sit on it. The right size pulls the whole room together.

A warm white can make a kitchen feel bright and welcoming. Sage green feels calm and natural. Blue adds character. Wood tones bring warmth, while a dark brown or charcoal can make the room feel more dramatic.

For 2026, warm neutrals, greens, blues, and natural wood finishes are popular kitchen choices. But a trending color isn’t automatically the right color for your kitchen.

Before you paint your cabinets, pay attention to three things:
